The Board of County Commissioners considered the Applicant's � request for an insubstantial change to a recorded plat and for 1041 �� � Environmental Hazard Review at a public hearing on May 31, 1994, n i: �' � at which time evidence and testimony was heard from the Applicant � �� �,, and the public. Prior to recordation, the plat shall be revised to illustrate '� �- the line where the topography drops off suddenJ.y near the m north end of Lot 2. This line shall be labelled the "top of a bank". The plat shall also be revised to include the following . plat note: � i � �: Development within that portion of the building envelope o F' on Lot 2 horth of the "top of bank" line shall be limited � � to exterior decks only. Further, no trees sha12 be � removed within this portion of the building envelope except for safety reasons. W �"� 4. Prior to recordation, the eastern. boundary of the building � � 1_�p envelope on Lot 1 shall be adjusted to preserve the existing � x stand of trees located near the east side of the property. The � � revised building envelope shall be approved by the Planning Office prior to recordation. W 5. At building permit application, the Applicant shall provide o a tree survey for the driveway on Lot 2 and for that area of � � the Lot 2 building envelope north of the "top of bank" tine. � , j • �' The tree survey shall show the driveway location and shall identify all Aspen and Cottonwood trees of 4" or greater and - --- - Spruce trees of G" or greater. The 4" and 6" measurement . represents the diameter of the tree trunk as measured 4 feet . AGL (above ground level) . The Tree Survey shall also identify � diseased or dead trees meeting the above size requirements. � � The Applicant shall also provide a Tree Preservation Plan for p.i Lot 2 at buildinq permit application. The Tree Preservation ;. i� Plan shall be applicable to the same area as that covered by i � the Tree Survey and shall identify all trees to be preserved ' �.; or removed due to disease, hazard of Palling over, or % <� construction of the driveway.
