All development, including grading and vegetation removal, ` with the exception of the access drive improvements and . accessory agricultural outbuildings, as allowed by the Land Use Code, shall be located within the building envelope as designated on the Site Plan. 6. Prior to issuance of a building permit, the applicant shall ` obtain an access permit Erom the County Engineer's Office. ��„ 7. The County Engineer shall approve the drainage plan prior to issuance of a building permit. 9. Maximum 4: diameter of the clumps shall be two times the height of the fuel. All measurements shall be from the edges of the crowns of the fuel. � 4) All.branches from trees and brush within the �z:" 30' perimeter shall be pruned to a height of , 10' above the ground and removal of ladder fuels from around trees and brush. 5) Tree crown separation within the 30' perimeters shall have a minimum of 10' between the edqes of the crowns. Prior to issuance of a building permit, a Colorado ' ' "�, registered professional engineer shall approve the foundation design, taking hydrocompactive soils into consideration in design. b. Recontouring, landscaping and the establishment of 4 positive drainage around the foundation shall occur to �- protect against debris flow. The applicant shall construct a berm or other landscape relief of approximately three feet above grade around the east side of the home. r;�`;' c. The Shippee Ditch shall be culverted or lined to prevent leakage or breaching. 12. Development impacts on wildlife shall be mitigated as follows: a. Maintain vegetation outside building envelope. b. Dogs shall be kenneled or leashed. c. All fences in the irrigated pasture land shall be a maximum of 48" in height, 4 strand or less with a minimum - ``' _ kick space of 12" from the top wire. All fences in Oak - or other brush lands shall be a maximum of 42" in height and no fences shall be located along the back lot boundary above Shippee Ditch. d. With the exception of roof materials, natural wood and stone materials shall be used on the exterior construction of the home. Any reflective materials shall be treated to reduce � , reflectivity. 17. The home shall contain a maximum of 8,000 square feet of floor - area calculated according to Pitkin County standards in effect at the time of building permit application. Aqricultural accessory buildings shall not be included as part of the floor �` area calculation for the residence. 18. At building permit application, the applicant shall provide - a conservation easement or other covenant running with the r� - land, for which Pitkin County will be the beneficiary, guaranteeing that only one primary dwelling unit may be constructed on the property. 19. At building permit application, the applicant shall pay to the Pitkin County Finance Director the equivalent of 1.0 Category 1 employee, indexed to the housing guidelines in effect at the time of building permit application. :'�': - 20.
