' � The 20 acre parcel adjacent to the Aspen Valley Ranch is void of. improvements
other than irrigation ditches. Most of the property @ 17 acres is hillside and
� � and unsuitable for anything but livestock grazing. The @ 3 acres of ineadow are
.-:,� irrigated and planted in grass hay. The entire parcel has been used in the past
and is currently used as pasture, grazeland for cattle.
� The Underwoods acquired the property in 1991 and are not sure as to the tax
� status previously. Upon receiving the 1992 tax notice, the Underwoods realized
that the tax status could be in error. This parcel which has been "reserved'"by
_ `;� the previous owrter has 6een used continually for 25 years and at present as '
grazeland, irrigated pasture. � The Underwoods purchased this property in 1991
for $625,000.00 on a First Rigfit of Refusal to preclude development of the parcei. + �
