� � A. Intent: The intent of the Rural/Remote Zone District is to
�i preserve the natural environment and the low scale, low �
�' j '0° density backcountry character; to minimi2e environmental , � '
_ degradation and retain open space; to balance recreational
M uses and limited development. This zone district applies to
� areas of the County which are removed from emergency services j;
� and traditiona2 services such as electricity, phone service, ,
__._ ,r� year round road maintenance, and central water and sewer. 4
. Typically, lands within this zone are subalpine and alpine and ; �
represent a unique environmental resource in the community. `•
These lands are oPten encumbered by a variety of natural
- ha2ard areas such as steep s2opes, avalanche, wildlife or
wildfire.
_ Lands within this zone are viewed as a community asset. These

{a) The Board of County commissioners shall consider requests to i'`•• �
transfer development rights from the Rural/Remote zone �°�'�
district to other parcels within Pitkin County. These '.'

applications shall be reviewed based on the standards in this ��'
F Section. The approval of such requests is solely �'`' �,
� discretionary on the part of the Board of County '. +:
i Commissioners. Refex to Section 4-7 and 4-8 for procedures l
