LEASE AGREEMENT ' '� '

This lease agreement is made and entered into on the lst day _
of January, 1993, by and between Colorado West Recovery and the "�'_:�'.i. �..
County of Pitkin in the State of Colorado hereinafter referred to
as the "County". � ���Y'Y

Whereas, from January 1, 1993 - December 31, 1993, Co2orado West � ,•
Recovery desires to rent an office space in the new Schultz
Health and Human Services Building approximately 386 sq feet at �'�'• �
$16/sq ft per year totaling $6,169 for one year. �+:. t

Whereas, Colorado West Regional Mental Health Center is licensed ?��
' and monitored by State of Colorado, Department of Health, Alcohol :�r.. ' •
, and Drug Abuse Division and provides to residents and visitors of
ti'i Pitkin County detox services and Halfway House admissions to �,}
clients currently intoxicated or in withdrawal or released from ��-
intensive treatment in need of transitional living services.

Now therefore, in consideration of the mutual covenants and
promises contained herein, the parties agree as follows:
a.
1. Period of o�eration: The County hereby leases and demises ,
for the calendar year 1993 to Colorado West Recovery that "t�
area designated office k in the Schultz Building. Said �" . .
. ' space shall be available at 8:00 a.m., Friday, January 1,
r; 1993. Colorado West Recovery will be prepared to vacate the
`•;:� office by 5:00 p.m. ori Friday, December 31, 1993, unless a
new lease has been si�ned.

-�:i 2. Renairs and Maintenance: During the period of this Iease
agreement CoZorado West Recovery shall maintain this office
� in good shape and repair and return it to the County in
substantially the same condition received normal wear
" excepted. The County shall provide regular office cleaning
`� Monday - Thursday.
�� 3. Pavment: The County shall provide an in-kind rent ;
contr?bution of $6,169 to Colorado West Recavery. •
4. Governina Law: This lease agreement has been entered into
in the State of Colorado, and the validity, interpretation ,�
?� and legal effect of this agreement shall be governed by the �,
laws of the State of Colorad'o.

5. Non-?�ssianment: This lease agreement and the rights arising ' , ���
� under it shall not be assigned or transferred by Colorado �`� ' � 'f

7. Miscellaneous Services• All other services, phones, fax, � i %f '

: S. The Colorado West Recovery agrees to undertake its ,;;
'; activities in the leased premises in a manner which will not �
'; interfere with ather tenants and activities in the building. �

,i 9. The County shall supply heating and electricity to the 9�,�,,y. '

? 10. In the event the buildinq or leased premises become damaged ��.+,.} "L'.
^, or untenantable for any reason during the term hereof, the R:,:.: •
County shall have the right to declare this lease terminated ��
� and require Colorado West Recovery to vacate the premises, , n.
-� whereupon the parties shall have no further obligations { �

� 11. Maintenance and clea:.ing shall be the responsibility of the ' �
� County with qcneral office cleaning (vacuuming and trash �
�� removal) Sunday - Thursday evening, annual carpet cleaning
� and semi annual window cleaning.
