LEASE AGREEMENT .

This lease agreement is made and entered into on the ist day ;.•;:*�
__ of January, 1993, by and between City of Aspen Kids First, Child �f• - '
Care Resource & Information Service and the County of Pitkin in ` �, . �;;
the State of Cclorado hereinafter referred to as the nCounty".

Whereas, from January 1, 1993 - December 31, 1993, Kids First �
desires to rent an office space in the new Health and Hwnan $. .:
5ervices buildinq approximate�y 150 sq feet at $16.00/sq ft per

year totaling $1200.00 for one year. �"z��'

CThereas, Kids First: A Child Care Resource and Infonnation �� .
Service, is providing access to child care information and �
resources and promoting the availability of quality, affordab2e �
child care services for all residents a»d visitors of the Roaring :�y
Fork Valley by providing support services to parents, children, `
employers and child care providers. ��
Whereas, the County wishes to support the City's efforts in this �.�
, `';; area by offering the Kids First an in-kind contribution rent of �
<� one year.

Now therefore, in consideration of the mutual covenants and �n
• promises contained herein, the parties agree as follaws:
2. Period of ooeration: The County hereby leases and demises
for the calendar year 1993 to Kids First that area a,
designated office A in the Schultz Buildinq. Said space
shall be available at 8:00 a.m., Friday, January l, 1993.
t Kids First will be prepared to vacate the o�fice by 5:00
" � p.m. on Friday, December 31, 1993, unless a new lease has
been signed.
2. Renairs and Maintenance: During the perio@ of this lease
agreement Kids First shall maintain this office in good
�' shape and repair and return it to the County in ,
substantially the same condition received normal wear t -
----� excepted. The County shall provide regular office cleaning (=
Monday - Thursday. �
3. Payment: Trie Connty shaZl provide an in-kind rent �
�� cantribution of $1200.00 to Kids First City of Aspen.
` 4. Governina Law: This lease agreement has been entered into ��
in the State of CoJ.orado, and the validity, interpretation R
and legal effect of this agreement shall be governed by the
laws of the State of Colorado. �'
5. Non-Assignment: This lease agreement and the rights arising � °`
- under it shall not be assigned or transferred by Kids First. , : ,�.'.,

6. Bindina Effect: This lease agreement shall be binding upon n%%, ,� '

S. Kids First agrees to undertake its activities in the leased •°� --
premises in a manner which will not interfere with other �'""'��' '
tenants and activities in the building.

9. The County shall supply heating and electricity to the �
