1 RECITALS
1. The Lazy-O�Ranch Homeowners Association (hereafter i
f� � "Applicant) has requested that the Board of County ;.
Commissioners of Pitkin County (hereafter "Board") rezone a ;
2.0 acre portion of the 34 acre Ranch Managers Parcel, within
, the Lazy O-Ranch PUD/SUbdivision, from RS-30 to Permanent
! Moderate Housing (PMEi), in order to accommodate three existing _
< ! and one proposed employee dwellinq unit: ,
2. The fathering parcel is located within the Lazy-O-Ranch
PUD/SUbdivision, which is situated at the intersection of
� ' . Snowmass Creek and Capitol Creek Roads in Old Snowmass. The
property is generally referred to as the Ranch Facilities ;
Parcel and more specitically described in the attached
"Exhibit A". The newZy created 2.0-acre PMH parcel is
described in the attached "Exhibit S". The PMH parcel was
created through an amendment to the existing subd3vision �
plat(see Board Resolution #93-20) . The subdivision amendment �
�d ;� approval is subject to approval of rezoning of the parcel to
'•;�c� PMFI. . �
3. The property has existing lega2 access off of Upper
Snowmass Creek Road via an existing subdivision road.
4. The applicant has also received, approval from the Planning
_ '.� and Zoning Commission for an insubstantial change to a
recorded plat, for relocation of the buildinq envelopes on
`�ti. Lots 10 and 19 of the Lazy-O-Ranch PUD/Subdivision, pursuant
''`''� to Section 4-2.1(b), as well as GMQS Exemption for the
proposed employee dwelling unit, pursuant to Section 5-
`� 510.2(e) , (see Planning and Zoning Commission Resolution
`' � #`PZ-92-34j . The GMQS Exemption approval is also subject to
approval of rezoning of the parcel to "PMH". ;�

5. The Planning and Zoning Commission reviewed the applicant's �
i request for Rezoning, GMQS Exemption, Plat Amendment, and ' .
� Insubstantial Change to a Recorded Plat at a regularly �`��
� scheduled public meeting oh December 22, 1992 and found the �:
i proposal to aomply with the applicable sectzons of the Pitkin
County Land Use Code. The Planning and Zoning Commission
� qranted final approval for an Insubstantial Chahge to a `�:
Recorded Plat and GMQS Exemption (PZ Reso �PZ-92-34) . The
Planning and Zoning Commission also recommended approval of =
( the requested Rezoning and Plat Atnendment with conditions. The �':
