Board reviewed an application by the Roaring Fork Railroad
(hereinafter "Applicant"j for general submission Eor subdivision °

and a Commercial Growth Management allotment, a request for a

interest, and a special review for a Train Station in the AF-1

WFIfiREAS, the Board determined that the Railroad station is
',;u:;; appropriate on a lo acre parcel and, therefore, supports the �
rezoning £rom RS-20 to AF-1. However, the Board encourages the
��=�+"� exploration of a more appropriate zone district by the Planning
'�",;,=�'�:, sta£f as part of the Land Use Code simplification process; and

`= considered conditions of approval unless otherwise

b. Detailed submission sha13 be made within a year of this
approval unless an extension is given by the Board of

';-,� c. The railroad station portion of the application is
solely for the purpose of operating a railroad and
shall not be utilized for other commercial operations

d. The 10 acre parce2 shall be rezoned from RS-20 to AF-1,
however, if a more suitable zone district is developed r
between the time of this approval and detai].ed

2) At the time of submittal of detailed submission, the appli-

a. The applicant sha11 investigate the effects of the
_°"`-� railroad operation on the rental car establishment at
the airport and further congestion at the airport.

b. The appZicant shall develop a plan to ensure that the
;:; greatest number of rail passengers possible utilize
s:;.� mass transportation or public transportation between
- the railroad station and Aspen or Snowmass. This plan '
�,,y`� should include baggage handlinq and prepaid transit
- ; into Aspen or Snowmass, as well as provide information b �
-''-� an transit throughout the Valley. This plan should
��' have two parts, one for the ski season and one for non-
_ - ski season when baggage constraints are greatly

Health Department with a utility services plan map for

- service into Aspen and Snowmass for all of their

applicant shall commit to physically transpor� at least
