WHEREAS, David A. Gitlitz, hereinafter "Applicant", has

applied to the Board of County Commissioners of Pitkin County,
',. Colorado, hereinafter "Board", for Final Plat approval of a 50$
rl Density Reduction Lot Split pursuant to Section 4-6 of the Land i
Use Code; and

WHEREAS, the Applicant's parcel is zoned R-30 and contains k
approximately 7.35 acres and is located north of Draw Drive and {
the intersection of Red Mountain and Ridge Roads more
specifically described in Exhibit "A", attached; and
WHEREAS, the Applicant is proposing a 50% Density Reduction
' Lot Split for a 7 acre parcel zoned R-30. The proposed is for
g. two single-family homes to be built on a (3.35) acre lot and a

WHEREAS, the Board approved General Submission at the
recommendation of the Planning and zoning Commission d

Resolution No. 89-70; and
� WHEREAS, the Board considered the final plat application at
their regularly scheduled meeting on March 13, 1990.
1 NOW, THEREFORE, BE IT RESOLVED by the Board that it does cN>
hereby grant Final Plat approval for a 50% Density Reduction Lot
Split and 1401 Hazard Review to the Applicant subject to the

following conditions:
1) The Applicant shall submit a subdivision plat for
recording which meets the approval of the Planning

existing caretaker unit prior to issuance of a

building permit for Lot 1. This note shall be
placed on the final plat.
b) The final plat shall contain a statement that no
