; WHEREAS, The Heatherbed Lodqe, (hereafter "Applicant"), has `
applied to the Pitkin County Board of County Commissioners, 5 .;

� Final Plat for the renovation and rezoning of the Heatherbed '. ;

, WHEREAS, the Board determined that said application
adequately addressed criteria in Sections 6-4 (Detailed
Submissian) and 6-5 (Final Plat) of the Code. �

� NOW, THEREFORE, BE IT RESOLVED that the Board does hereby

grant Detailed Submission and Final Plat approval to the
;' � Heatherbed Lodge renovation and rezoninq subject to the following ,

�::.� 1) The lodge shall be designed with an automatic fire alarm ��

" .',hr�� 2) The foundation of the reconstructed lodge shall be
_1:;.,':<��,:�=� engineered to insure that the foundation can support any
- '�'��`%� additional loading from the expansion. `�}�

~�,.� 3) As the 100 year floodplain has not been established by an � �
,...j engineering study appxoved by the Colorado Water
� Conservation Board, the Applicant shall delineate all lands '
-.-�`u,;; which are twenty horizontal or five vertical feet (whichever
;.;:;-:�;;?'t� is greater) from the existing high water line of Maroon
�;r.,`t`�:; Creek. Said area shall be delineated on the Final Plat as
" prohibited against development. No vegetative manipulation
_s;.':;., ' shall occur in the area between the building footprint and
_ ::'�'a the river, as riparian habitat in this area is to be
"��u' maintained in it's natural state.
,:s;;,<�, 4) In the event that other permitted uses in the AR-2 Zone are �
�°•rr;1`._y proposed by the applicant, special review for a revised
"��"��- parking plan, (including overflow parking) to accommodate -

.,`*� � 5) The Applicant shall implement Environmental Health
�;�;�, Department recommendations with respect to the horse aorral
�•�°;.,; prior to issuance of a building permit. Recommendations

water quality of the discharge.
c) Reconstructing the corrals so that they are at least
fifty feet from the stream bank and slope back toward
� the hillside. This minimum buffer is meant to further
i buffer riparian vegetation, alluvial soils and the
