� WHEREAS, the County is the owner, sponsor and operator of the �

airport, located in Pitkin County in the vicinity of Aspen,
Colorado, (hereinafter sometimes referred to as the "Airport") and
at which it does lease certain aircra£t T-Hangar facilities, and
� grants permits and licenses for certain commercial activities, a11

the exclusive use of an area of approximately one thousand three

building, known as Space No. (see exhibit "A").

'� exclusive, non-interfering use of the common facilities of the T- '�.
� Aangars, including so much of the aircraft runway, ramp, taxi and �
� apron area as may be necessary to facilitate the expeditious '

� movement of LESSEE'S airCraft to and from the runway and/or takeoff

� , area and to facilitate the conduct of its permitted commercial

1.02 Term & Renewal of Lease,�qreement
The term of this lease shall be twelve (12) months "'..

� LESSEE accepts the premises in its condition at the

Ibeginning of the lease term and agrees to maintain the non- '

} structural interior and operating spaces and parts of the demised

premises and the non-exclusive spaces used by LESSEE including,
� without limitation, sweeping, mopping, trash col2ection, and
� washing required to keep such spaces clean and orderly. The County �

� shall, it its discretion, undertake from time to time the painting
'1 and refinishing of the structural parts of said premises. '�
