r 1.01 Premises and Uses '.

- � B. The County also grants a Iicense to joint, non- 4si
� exclusive, non-interfering use of the common facilities of the T- � �
� Hangars, including so much of the aircraft runway, ramp, taxi and i �
iapron area as may be necessary to facilitate the expeditious �
j movement of LESSEE'S aircraft to and from the runway and/or takeoff

� area and to facilitate the conduct of its permitted commercial
activities.

� C. LESSEE shall have the use of designated

� 1.02 Term & Renewal of Lease Aareement •
The term of this lease shall be twelve (12) months
commencing on Auaust 1 , 1989, and terminating on •

Any proposed interior or exterior improvements or i '
modifications to the Premises shall have the prior written approval

� of the Director of Aviation and shall be built and maintained at

1.05 Utilities and Taxea

is to be used, the heating elements ahall be installed and operated
'f '�� in compliance with all applicable health and fire codes and at the A � .
� eole expense of LSSSBB. LSSSSS ahall pay any end all personal
. property taxes assessed on the premises except those attributable
� to improvements made by the County (which coet the County shall �
i �� assume). LBSSSB ahall not cauae or auffer any claims or liens for
� unpaid utility chargea to ariee or eccrue against the Premisea in

connection with its use or occupancy of the Premises.
1.06 ConPlict with Other Operators_

� Yacilities by LBSSHB shall be subject to approval of the Airport
1 � Manager who shall designate parking places and taxi proceedings so �

; services (including telephona "hot lines" t6erefore) or for •�

` providing taxi or Iimousine services; PROVIDBD, HOWSVER, that the

tforegoing shall not be construed to prohibit use of the leased �r
e premisee for msintenence of LSS5BS'S aircraft by LBSS6S or other L �

� maintenance contractor, and the temporary storage of LBSSBS'S

� automobile and aircraft related neceseities. Sxcept as otherwise �

' provided hereitt, LHSSSH shall not store any combustible materiels .

T-Hsagar facility.
? 1.08 Relocstion or Remodelin�

� LESSEE accepts the premises in its condition at the

° structural interior and operating spaces and parts of the demised

� without limitation, sweeping, mopping, trash collection, and

ishall, it its discretion, undertake from time to time the painting
