- acre parcel of land in the Owl Creek Valley which is more

WHEREAB, the Applicants have applied to Pitkin County for a -
Wildlife 1041 Hazard review to construct and/or improve a series �

throughout a parcel part of which is identified as an elk

production (calving) area and migration route, on the WRIS Hazard

4.;� NOW, THEREFORE BE IT RESOLVED by the Board that it hereby �
Y grants 1041 Wildlife and Geologic Hazard Review approval for the
partial construction of a road system within the owl creek Valley
Ranch subject to the following conditions: �

1. The applicant shall submit a 1041 Hazard Review Plat £or
` ``"�- review by the Planning Office and County Engineer £or

- approval by the Board of County Commissioners, prior to
•�= commencement of any road improvement. The following 1041 �
Hazard Review Warning and Disclaimer shall be placed on !
the Plat:

. will be free from hazarde, or that approved mitigation �
measurea will guarantee the safety of any p=operty." {

'�� 2. The use of Roads "A" and °C", from the intersection of _ �
Road "B" to the south, by vehicles, pedestrians,
equestrians or other uses shall be prohibited in the
" ,:�. fall and spring months, to leave the area in it's �
present natural state without further disturbance to
avoid conflicts with wildlife on the property. The �
� months of road closure shall be more specifically �
identified by the Division of Wildlife based on the �
' field conditions eaah season. The roads shall be gated _
- as indicated on the site plan and the locks shall be •�.
controlled only by the Division of Wildlife, or their ��.

' 3. Roads "A", "B" and ��C'� are permitted to be improved anly `��.'

;. i� 5. The roads are not permitted to be plowed in the winter
months. Snowcat and snowmobile use of the roads is � '
permitted in the winter.
6. The Pitkin County Planning and Zaning Department and the
Division of Wildlife have the authority to enter the �
property to verify that the roads are used in compliance ,
with the mitigatioh measures set forth in this 3
resolution. The ranch manager will be notified prior to `�
County or DOW inspection of the parcel. f

7. Al1 material representations made by the applicant in �°

ahd considered conditions of approval, unless otherwise
