Sanitation District shall review detailed plans for �{

� 4. Prior to building permit application, the applicant shall � �
� provide a landscaping plan for review and approval by the ; }
Planning Department and the County Engineer. The intent
of the plan shall be to incorporate sufficient � .
� landscapit►g (to include evergreens) to thoroughly screen �,�.
'. � the connecting corridor, with the understanding that it ?;�,
, will be impossible to screen it completely. The overall
intent shall be to break up the mass of the home as seen
' 3 from the street. Prior to issuance of any building ;
;r:�_�__� permits or earthmoving permits, the applicant shall
provide financial assurance in a form acceptable to the _
� County Attorney to insure the completion and success of
_ ~� ' the landscaping.
j` :� 5. Pursuant to the original Mary B. Subdivision approval and
�' subdivision improvement aqreement, the fZoor area of fhe
� addition on Lot 1 shall not exceed 5,180 square feet, as
calculated based on the City oP Aspen R-15 zone district
floor area requlations in effect at the time of recording
� � of the oriqinal P1at (September 6, 1985). At the time of '
building permit application, floor area of the existing F
residence and addition shall be calculated according to �
'��:� County floor azea regulations in the R-15 zone district. �
'� The subdivision improvements agreement shall be amended �' ' �
and recorded to reflect the resultinq floor area which
shall be the maximum allowed on Lot 1.
6. Height of the addition shall be limited to 25 feet or
GF less, as height is calculated under City regulations. j

i�� 7. Natural grade for height calculations shall be agreed -
- � upon by the applicant and the Zoning Department prior to
��' building permit application. If disagreement occurs the

case shail be resolved by the Board of Adjustment. �j

�e�i district is formed, the applicant shall join the District I,
"� and pay their fair share for improvements. In the event �
