3. The applicant or owners shall design the house to the � ��;""
specifications of the Uniform BuiZding Code for Seismic Zone �`
� II, and will include measures/techniques to prevent the �� ��;-
`� accumulation of radon gas. � '�

':,� 4. Prior to the issuance of a building permit for the proposed �'�
� home, the owner or applicant shall enter into a contract with ;�
;� a hydroseed company to revegetate the steep cut slope above ? �,'.
the straight portion of the existing access road by
- � hydroseeding, mulching and tacking said slope at one and one
half to two times the normal seeding and mulching rates for i.,
such applications. The actual hydroseeding, mulching and
' tacking will be completely by october 15, 1992.

� ' 5. In order to mitigate visual impacts of the project, the
� applicant or owner shall submit a landscaping plan to the -
�'� Planning Office for review and approval. Said landscaping ':
� plan shall be submitted after the new house is constructed and •
prior to the issuance of a Certificate of occupancy. Roof
materials shall be non-reflective.
6. The applicant or owners shall incorporate the following
' = � wildfire Mitigation measures into the construction and
developraent pl.ans for the lot:
� a} Firewood will be stored uphill from structures and ' �
\. ,� surrounded by a zone ten feet wide and devoid of � '
combustible materials;
� b) Chimneys will be equipped with an approved spark
arrester, and no portion of any tree shall extend
� within l0` of the chimney outlet; " ,
c) Parking areas will be kept clear of tall grasses and ,�. ,
other combustible ground vegetation; �¢`�
