1. Glenn Frey, hereinafter "Applicant", has applied to the Board ,
of County Commissioners of Pitkin County, Coiorado, hereinafter i;
; :.'; "Board��, for approval of a detached caretaker dwelling unit �4;�
. ;' pursuant to Section 3-8.13(e) of the Land Use Code. �;:,
• 2. The Applicant's lot is zoned AF-1 and is approximately £our �
} acres in size.
' 3. Said parcel is located at 805 Snowmass Creek Road. ,

2. Within three months of approval of this application by the -
, Board, the applicant shall obtain a building permit for the
unit to assure compliance with health and safety regulations �`�� ,
of the Uniform Building Code. ;,:' _ .
3. A separate septic system may be required to accommodate the
� caretaker unit. Determination as to whether a separate system -
will be required shall be made by the Environmental Health
Department prior to issuance of a building permit for the
� unit.

� 4. The applicant shall record an employee housing deed
�� �:!
� restriction pursuant to Section 3-8.13 (a) (4) of the Code �:��
��
(Ord. 91-11), prior to issuance of a building permit. The
'�:i following revisions shall be made to the draft deed -
�;� restriction submitted by the applicant:

' ?:t
�»; a. Add net liveable square footage to the first "whereas" �
'� paragraph;
'°j b. Paragraph 6 - Maximum rental rates shall not apply,
,,, :
ci pursuant to Ordinance 91-i1, section (a) (4); %���•
�� c. The deed restriction shall indicate that the unit in ;s;<x'r.`•
?� question shall not be condominiumized or sold. based upon
'� ordinance 91-11 section (a) (4) ;
• '�I d. The unit shall be limited to occupancy by not more than
'1 2 adults, and related children who qualify as employees,
based upon Ordinance 91-11 section (a) (4) .

f; 5. Prior to leasing the unit, the applicant shall notify the
? Housing Authority, and have the prospective tenant complete '�
F the required qualification forms and submit those to the
_: ' Housing Authority for approval.

� 6. The applicant shall provide to the Housing Authority a copy �
.`
� of the executed lease at the time the unit is rented, and upon '
� 1 renewal of the lease term.
:� � .
! 7. The applicant shall comply with all material representations
� made in the application and in the public meeting.
