The Zoning Staff discovered an error on the adopted Covnty Zone District maps � ' � � , t.. \ ro � for Gateway of Snowmass Subdivision. The subdivision was zoned R-30 in 1975 by z 6 � Boar d Reso lu t i o n N o.7 5-2 8(a t t a c h e d a s E x h i b i t A). T h e u n s u b d i v i d e d p r o p e r t i e s in the ?� � �� � Snowmass/Capitol Creek areas were wned RS-160. Those areas zoned RS-160 were m y .�S v � later rewned to RS-20 and RS-30 by Board Resolution No.77-33(attached as Exhibit �� . � zi c� . B). The correct R-30 zoning requires a minimum lot size of 30,000 squaze feet and establishes a floor azea ratio(FAR). The lots in Gateway range in size from one to three �°o� acres; these lots conform to the requirements of the R-30 zone. The RS-30 zone requires z 0 a minimum lot size of 30 acres and contains no FAR xestrictions(other than the 15,000 � square foot cap). 3. The Board of County Commissioners directed Staff to carrect the Zoning Map to accurately depict the zoning for Gateway. Recent subdivision of land into approxima- tely 35-acre parcels has occurred in various of these areas, ' I) and they result in a deterioration of the environment for I agricultural and ranching purposes, and in its deteriora- � tion in terms of the rural character of the valley; such "�' � � � subdivision may also create excessive demand for public � ' . There are areas within these valleys that have poor access, remote location, mountainous terrain, and i; lack of ready availability of public facilities and services, �- �` � �,� all of which indicate a need for very light density of i development. i � 7. Much of the areas to be zoned by this reso- ,� � . m Iution are within winter and summer wildlife range, wild W fire hazard zones, geologic or soil hazard zones, a11 of • � . which indicate that dense development is in.appropriate. � 11. The rapid growth experienced in Pitkin County 1 �� in the past few years has caused strains pn existing public services and facilities, such as roads, the maintenance jthereof, police and fire protection, hospital services, air- , - � i jport services, public transportation, water and sewer services, �� and the like. Anything short of very light density of development .��, in the substantial rural portions of the county to be rezoned by this resolution would contribnte to existing deficiencies ' in the providing of present public services and of public services in the near future, and perhaps constitute intolerable I burdens thereon. �� ' 14. The Planning and Zoning Commission recommended � W specific zoning (other than RS-160) in certain platted sub- divisions and for certain other specific areas within the larger areas being zoned.
