RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF PITKIN
COUNTY,COLORADO,APPROVING THE MCCORMICK REDSTONE SUBDIVISION
EXEMPTION TO CREATE AN OPEN SPACE PARCEL

RECITALS
1. Pitkin County Open Space&Trails("Applicant")has applied to the Board of County Commissioners of
Pitkin County,Colorado("BOCC")for a subdivision exemption to create two parcels from Lots 93 and
94,Redstone Subdivision. A .308 acre parcel (Parcel A)will contain the existing"country store"
development,and will remain in private ownership. A .672 parcel (Parcel B)will be conveyed to Pitkin
County for open space and recreation; this lot will provide access to the Crystal River and other open
space values.
2. The property is located at 117 Redstone Boulevard,and is more specifically described in Exhibit A.
3. The property contains approximately one acre and is a conforming sized parcel in the Village
Commercial zone district. Each lot will be conforming after the subdivision exemption separation.
4. The parcel contains the Redstone Country Store. The property is bounded on the eastern and southern
sides by Redstone Boulevard, and on the northern and western sides by the Crystal River.
5. The BOCC reviewed the application at a duly noticed public hearing on October 10,2012,at which
time evidence and testimony were presented with respect to this application.
6. The BOCC finds that the application is consistent with the applicable provisions of the Pitkin County
Land Use Code.
NOW,THEREFORE,BE IT RESOLVED by the Board of County Commissioners of Pitkin
County,Colorado,that it does hereby approve the McCormick Subdivision Exemption to create an open
space parcel, subject to the following conditions,which shall run with the land and be binding on all
successors in interest:
1. The Applicant shall adhere to all conditions and material representations made in the application and
public meetings except as amended herein.
2. Within 60 days of the date of this approval, the applicant shall submit a Subdivision Exemption Plat to
the Community Development Department for approval and recording.
