record of real
property described as Lot 7, Sunny Park North
Subdivision, described as the non filed for r.*cord in the Offi.-e
of the Clerk and Recorder of Pithin County, Colorado it •. Jcl
o'clock p.M., this ll day of 44g,/ 1987 and is recorded
in B. ok .20 at Page . Reception No. ZQIZ11.
WHEREAS, Asset Menasenaat conducted a public bid ?roc«ss. on
December B, 1986 and four bids were received. The Ooldeaaoo's
were the high bidders at ;115.260.00 which is 1t% over the
appraised value.
WRRRBAS, the Board of County Co•missioeers intend to execute
• contract with Mervin and Barbara Ooldsnaon for the seta and
purchase of said property; cad

This addendum to that certain Contract to Buy and Se11 Real
Estate dated January 7, 1967, by and between the Pit kin County
Board of County Commissioners ('Seller•) and Marvin Goldenson and
Barbara Goldenson (*Purchaser') is attached hereto, and all of
the terms and conditions hereinafter set forth are incorporated
therein; ..
1. Seller represents and warrants to Purchaser that: rti
A. Seller is and shall continue to be responsible for the
maintenance of the road leading to the Property and the
maintenancemshallrinclude rwithouttlimitatione_which
nnoww
removal as and when necessary to provide access to the
lot. Said maintenance and snow removal shall, at a
minimum, be equal to the level of maintenance any!
removal provided to other roads in the area
S. This Contract is contingent upon the parties hereto
obtaining a geologic and engineering report demonstrat-
ing that a single family residence of approximately
square feet t can be constructed on the property.
C. This Contract is contingent upon th# purchaser obtain-
ing approval from the City of Aspn,,Colorado,-pursuant
to Section 24-1.2 of the City of Aspen Municipal -Cods
('S040 Greenline Revive ), as well as any other land
use approvals required by the City.
x 2. The following are conditions precedent to Purchaser's
obligations under this Contract. In the event that any or all of
the following conditions cannot be satisfied
set for closing, Purchaser shall have the optionc to wail awy one
or more of the conditions oc to refuse to close
earnest money will be refunded to Purchaser and the parties whereupon
be relieved of any further obligations under the Contract. Nell
