Pruduction Centre subject to the following canditions:

1. The App2icant shall revis2 tt�e site plan for the project at
Detailed Submission throuqh thP use of either a zero lot
� line setback ot Iot line adjustment at the eastecn bocnc�ary
' of the property such that the building is set more into the
existing dry ridge and does not r,r�t�ude into the meadow.
2. The Applicant shall maintain ?r. pez�etuity watec rights ,
necessary for the irrigation of the "Historical.ly Irrigated
Lands".
3. The pzoperty shall be kept in agricultural usc under contract
in order to maintain the goter.tial oP the historically
irrigated land in an appropriate manner.
4. 5tage Road sl:all be paved as part of project constcuction
� ' and orought up to local acces� standards to the extent of '
� the Applicant's pro rata share. mhe applicant shall dedicate
a right-of-way thirty (3�) feet either side off the centerline
of Stage Raad. Direct access from the Production Centre to
State Highway 82 will not be permitted. Parkin9 along Stage
Raad shall be prohibited.
f 5. The Applicant shall ��rovide a bus stop along State Highway
82 ��hich is a completely sepatatc turn off, with its Frecise
' loaation and design coorclinated with the County Attorney.

9e The Applicant shall commit to previding the necessary
facilities to meet the City of Aspen's water service requir�-
ments to the property as outlined in a letter from Richard
Cassens tu Jim h7arkalur.as, dated October 19, 1984.
10. The lighting plans sha7.7. be conszstent with the Pitkin County ,
Exterior Lightiny Regulations.
�. _ A11 roof and paved area drainage ehall be retained on-site
' in drywells or non-discharging holding pon8s. Any overflows
shall be directed to vegetated areas and not into the
irrigation ditch system.
1:. The three (3) employeF_ units proposed to be attached to the
Prod�.ction Cer.tre �hall be redesigned such that they do not
constitute multi-f�nily housing, provided that they not be ��
relocated ir. such a mannex as to extend iurther into the '
meadow.
13. Prior to the issuance of building Fiermits, the Applicant
�. sha21 either purchase housina for sir, (6) employees off-
site or pay cash-in-lieu. 'The Housing Authority must formally ,
= approvE compliance with the Housing Policy prior to r_he
issuance of buildir.g permits. The three (3) employee housing ,
units proposed on-site shall be restricted to the moderate
income guidelines. The Applicant shall by affidavi*_,
following each of the first five {5) years of opecation,
provide the Housing Authority with documentation that the
numter of anployees of the facility has not grown. Should �
the Authority find that the number of employees in the �
facility has increased, the applicant shall be required to
demonstrate to the satisfaction of �.he Authority that
�.he additional anployees will be housed according to the
r>r.ovisions of the Land Use Code.

15. C:ommercial GMP allocation for the entire building shall be
c;btained prior co the issuance of a building permit in I

special review approval of the project by the Board.
