CASE TY —� CASE TY Date Scannell. 9/30/13 MEMORANDUM TO: Pitkin County Planning and Zoning Commission FROM: Richard Grice, Planning Office RE: Patricia Moore Additional Dwelling Unit - Special Review DATE: November 26, 1980 The attached application resquests special review approval for the construction of an additional dwelling unit (564 square feet) within Patricia Moore's house which is currently under construc- tion in the Pitkin Green Subdivision. According to the application, "there will be no visual impact, since the new unit will be within the existing house." The principal dwelling is to be a one - bedroom unit. Therefore, the three parking spaces which are provided will successfully meet the parking requirements of the Code. Aspen Metro Sanitation District will have no problem in providing for sewage disposal. We received a letter from Fred Davies, chairman of the Pitkin Green Board of Trustees. Mr. Davies writes in regard to the water supply. The Board of Trustees voted unanimously to inform the County that Pitkin Green Water Association would be unable to guarantee sufficient water if this type of duplexing is allowed in the subdivision. Mr. Davies letter is attached for your review. The Housing Director has interviewed the proposed tenant and deter- mined that she does indeed qualify under the low income housing guidelines. Therefore, the Housing Director has no objections to this application. Planning Office Recommendation This additional dwelling unit appears to be entirely within the intent of the regulation. Unfortunately, adequate water supply has not been demonstrated. However, I see no provision for deed restricting the property. Ms. Moore should be made aware of the requirement prior to final approval.
