Both Elly and I grew up in this valley and intend to build a low profile, sustainable home for our daughter to grow up in. Our site plan addresses our entire project including garage/shop, home and landscaping. The large rectangle will be our home and the smaller rectangle the garage/shop. The rest of the area within the activity envelope will be used as garden space, landscaping, septic/electric/water infrastructure, and driveway/parking. 2-20-30(g): We understand the administrative review procedure is based upon compliance with the Land Use Code and have been familiarizing ourselves with this Code. Mike Kraemer helped us get started with this process in October and we now feel ready to submit our application. We look forward to working with you all. Our site plan has been developed in accordance with codes 7-10-50 and 60 which refer to the site plan guidelines and location of the activity envelope. 7-20-10: We have indicated the excavation of more than 50 cubic yards which will take place in order to build our house. In order to maximize passive solar gain and efficiency throughout the house, we will be moving more than 50 cubic yards of dirt while retaining and utilizing all of the soil on site. The excavation for the garage may exceed 50 cubic yards as well, it is hard to say exactly at this point. The scrub oaks within our envelope will be thinned but we will attempt to save all of the junipers and the one large pine. 7-20-30: The draw that flows through our property will receive close attention as we proceed with this project. We may need to berm the existing walls of the draw to encourage the flow to maintain Its course, but we will see if this is necessary as we are monitoring the property throughout the next years. We are keeping buildings well over 15 feet away from this draw. 7-20-120: Our roofline will be in compliance with the scenic view protection code. In fact, our entire project will be very low impact as this is one of our main goals in this endeavor. 7-20-130: 1 have been landscaping in Pitkin County for the past ten years and am familiar with code 7- 20-130. Our landscaping will maintain healthy native species while creating a useable and defensible space. We will utilize native species to revegetate any affected areas in a manner that best replicates Nature's design. We will also have some large organic veggie beds for a kitchen garden. 7-30: We will maintain the road easement on our land and create more than adequate parking spaces. The code requires 2, we will try to have 4+. The driveway will be wide enough to please the fire marshal. He might allow us to be a little bit less than 16 feet wide based on the width of the road, but we will certainly make It 16 feet if he requests. Our driveway location was determined by the natural contours of the lot. This location will require minimal excavation as it is well on its way to being drivable already. 000003 pz o *-a`1034 30a 031 7-50: We have electricity on site and will hire a master electrician to connect our meter. We have included sufficient area in the activity envelope to install our meter and install the necessary equipment. We are open to the possibility of drawing power from the previous pole on the neighbors land to the south. This will require further communication with Jason Sewell (owner) and Holy Cross. For the purpose of this site plan review we would like to have an activity envelope that would accommodate either option. Septic is our final main consideration in this plan. We met with both Bryan and Kurt at the Environmental Health Office to discuss our options which are limited by the terrain and the many setbacks. We are hoping to avoid using a pump as we are trying to build as sustainably as possible. So we would like to gravity feed down and across the draw to a leach field on the north, while having our tank much closer to the house. However, in the worst case Kurt said we could pump up above the house to a leach field on the east. We have again included both options in our site plan as we will not know which is most viable until we get in there and begin soils testing. We have addressed, and begun to understand, the required Land Use Code sections. We are very excited about this project and look forward to hearing back from you.
