AIl persons affected by the proposed variance are invited to appear and state their views, protests, or objections, lfyou cannot appear personally at such meeting, then you are urged to state your views by letter, particularly if you have objection to such variance, as the Board of Adjustment will give serious consideration to the opinions of surrounding property owners and others affected in deciding whether to grant or deny the request for variance. Duration of Variance: Te~nporary Permanent X THE NOOSE 6ROUP, INC, 518 West Smuggler St. Aspen, Colorado 8161 12 May 1997 Aspen/Pitkin County Community Development Department 130 South Galena Aspen, Colorado 81611 REF: Lot /1, Block 4 Red Mountain Ranch Subdivision (0309 Hunter Creek Road) Gentlemen: This letter will serve as my request for a sideyard setbackvariance on the abovementioned property to utilize ten feet of the 20 foot County sideyard setback to enable the construction of a more workable auto turnaround with landscape wall on the eastern side of the property. As can be seen from the attached photos, the long and narrow driveway terminates in a very tight turnaround at the garage Acancannot turn around in the space in front of the house without seve?al maneuvers and, if there is even one other car on the site, autos are forced to back down the narrow driveway over 200 feet to Hunter Creek Road This is doubly difficult and hazardous inwinter, as the road curves to the east, resulting in very limited visibility. The area in question runs along a fairly steep upslope from the drive and does not allow expansion in this direction. There is no possibility of using this area for any otlner purpose. The area I wish to captur~e for' the drive is not visible from any house to the north, and is hidden by the upslope to the south, so there would be no visual impact to any of the neighbors or the public Aspen/Pitkin County Community Development Department 12 May 1997 Page 2 of 2 I have contacted the Red Mountain Ranch Homeowners' Association and they have already given me written approval of the enclosed plan and have agreed to waive five feet of their fifteen foot sideyard setback requirement for' the construction Because of fire danger in the hills, the proposal would now make it possible for a fire truck to turn around at the house and to cow}r the entire hillside from that location in an emergency Obviously, the expense of this project is substantial for a limited benefit.
