The house was originally built confronting to the setback requirements in effect at the time. The hardship would be the unnecessary requirement of removing the existing building to allow for the improvements we feel are necessary for this duplex. None of the proposed addition will encroach any closer to the front property line than the existing roof location. The unsightly carport would be removed for a more street friendly front porch and entry roof. This would reduce the impact of the overwhelming large parking and carport area. Thank you for your consideration of these improvements to this property. Let me know if I can clarify anything for you. Sincerely, Roger N. Kerr, Architect Authorized agent for the Owner. PETER F.
