October 12, 1989, I am writina this letter to address the revision made regarding the bedroom count and the installation of an automatic dosing siphon to the design which we have already provided. For the additional tta bedrooms to be added into the pre-existing design, the bed size must be increased to 30' x 126' instead of 30' x 901. In addition, 1750 gallons of septic tank capacity is required. As you previously indicated, tc.D 1000 gallon tanks will be installed, which will be adequate. If you intend to use an automatic dosing siphon, no specific storage volume of .the dosing tank is required. Please note that, if a pump is to be used to dose the system, it will be necessary to provide a minimum of 1125 gallons dosing tank capacity. I hope this information serves its intended purpose. A percolation test performed on October 19, 1988, revealed that the sewage disposal system must be designed by a registered professional engineer to meet the Pitkin County Regulations on Individual Sewage Disposal Systems. Since the well water source and the steep slopes limit engineering design choices, a more site specific design report should be required before approval. ADEQUATE PROVISIONS FOR WATER NEEDS: Sections 2-6 and 5-205: Nicholas Lampiris notes that a domestic water supply should be available, and a well permit application is included in the submittal. Development of wells on other properties north of West Sopris Creek Road has not been consistently successful, and more information concerning the success of the well or the development of a spring should be submitted for review. AIR UALITY:- Sections 2-17 and 5-106: The applicant does not mention wood -burning devices. Any installed must comply with applicable regulations. No significant air quality impact is expected from the proposal. NOISE: Section 2-23 No adverse noise impacts are anticipated from this proposal. The property is on a west -facing hillside near the center of Sec. 22, T 8 S, R 87 W, of the 6th Principal Meridian, within the Basalt 7 1/2 minute quadrangle" The topography of the site consists of a gently sloping � hillside to the south-southeast covered with native grasses, sagebrush, and clumps of scrub oak. There is a well established dirt road through the parcel which leads to the radio tower at the top of the ridge to the north. There is a spring along the road to the property which has always had water in it each time that I have visited the area in the � past five years. The geology of the property consists of the Cretaceous age Mancos Shale dipping north into the hillside at low angle. In places shale is overlain by perhaps 10 to 30 feet of sandy colluvium containing cobbles and some boulders of rhyolite � derived from the ridgetop to the north. Although there are no detailed published geologic reports of this area, a close look at aerial photographs, topographic maps, and, of course, on site visual inspections, reveals that this area may have undergone landsliding thousands of � years ago, probably during a period associated with the melting of the last glaciers. There is no indication of recent movement, especially in view of the fact that there are no sources of water in sufficient quantity to cause supersaturation of the soils on this hillside" There are no other sources of potential geologic hazard on this property � except that soils engineering studies should be conducted at the site specific level to insure proper foundation design in soils which could have a minor potential for swelling" Obviously, slopes steeper than 30% should he avoided for construction, and the minor gullies should be avoided because 41 1� 0 0 ^. / of the possibility of flash flooding or mudflows during thunderstorm activity. 0 0 0 0 �� / / / - ,/ If there are further questions, please do not hesitate to + t con ac me. Potable water for domestic use should be available through development of a spring or by drilling a well into the bedrock perhaps as deep as 400 feet or more. I have indicated a potential well site on the acnmpanying map. Waste disposal should be possible through the use of a septic tank and associated leach field in the permeable soils of the property, but the specific recommendations of the Pitkin County Sanitation Engineer should he sought. Areas of obvious Mancos Shale soils should be avoided. As much as possible, landscaping should include as much natural vegetation as is feasible; this will save water otherwise used in watering lawns and shrubbery, and will also keep the foundation area drier.
