The Lot is however, subject to standards for development in a scenic view protection area. These standards, pursuant to Section 7-20-120(d) are included as an attachment to this letter. The proposed solar array has been reviewed by the Planning Director and it has been determined that your project can be exempted from formal scenic review, pursuant to Section 7-20-120(c)(4)(b) of the Code. Approval is granted contingent upon the following conditions: Conditions 1. The solar panels must be non -reflective to satisfy the scenic review regulations pursuant to Pitkin County Land Use Code Sec. 7-20-120(d)(e). 2. There shall be no disturbance of vegetative material. 3. No equipment/development associated with the solar panel shall be located within the setbacks for the property. 4. All construction parking shall be limited to on-site. No parking shall occur on the road. Be advised that all other zoning and building codes and regulations are applicable. This exemption is not vested and may not be applicable at the time of permit submittal. Provide a copy of this letter as proof of your Land Use approval to obtain your Electrical Permit.
