No additional funds have been included for winter conditions for civil work. Once Mill street plans define the balance of civil scope this will need to be reanalyzed. 11. Plant totals conflict between the plan and the schedule on C06; counts have been included per the plan drawings. 12.An allowance for sod is being carried to replace sod damaged by installation of the drainage system along the south side of the library. 13. Metal edging has been included at the planting areas to be consistent with Expansion landscape details. 14. No irrigation work is shown. It is assumed that there is existing irrigation along the south side of the library where new plantings are shown to be installed; FCI is included an allowance for repairs. 15. It is assumed that the walls where reused wood door frames are to be installed are the same depth as the existing wood door frames. 16. New hardware included is based on the door numbers in the specifications since there are no hardware groups listed on the schedule on A8.1. 17.At doors 213 and 214 a Horton operator is included for each opening; 2 total. 18. Per direction from Pitkin County, aluminum storefront doors have been included at openings 111, 119, 203, 213, and 214 per the attached elevations and hardware sets. The use of thermally broken storefront will require existing HM frames to be removed and replaced with compatible storefront frames; thermally broken doors are thicker than typical doors. This work is included. 19. Gypsum board surfaces will receive a Level 4 finish and texture to match existing. 20. Spray insulation will be installed to give an average R value of 17.25 which will require 2.5" of closed cell urethane. 23. Under sink cabinetry in room 113 is noted to be removed for ADA access. Since no further details are provided work will be included as part of the miscellaneous millwork allowance. 24. Grab bars are the only bathroom accessories furnished and installed; all other accessories are by the owner. 25. New bathroom mirrors have been included as 24x30 framed mirrors as that is what is depicted in elevations on A7 drawings. 26. Fire sprinkler, see attached drawings: A. Substantial Completion: April 28, 2016. B. General Clarifications 1. This estimate is based on Design documents: i. Pitkin County Library Renovation Change Order 1 Drawings as prepared by Snowdon and Hopkins Architects, dated 8/31/15. ii. Pitkin County Library Expansion Renovation Specifications dated 2/12/15 Volumes 1 and 2. iii. MSR material list dated 2/9/15 iv. Highlighted drawings to clarify scope, as attached. 2. This estimate represents specifically identified construction costs only. Therefore all other costs identified as "Owner's Costs" are not included. The following items are considered to be Owner's Costs: • Pitkin County administrative costs or fees. • Program Management/Owner Representative fees, or reimbursables. • Design Fees or reimbursable. • Permit Fees. • Legal fees or expenses. • F. No provisions have been included for construction work to proceed while the library is occupied for storage or operations. The building department does not offer partial occupancy and the time frame for the library to move back in is unknown at this time. 4. If the start of the project is delayed due to the issuance of the permit the general condition expense will have to be adjusted. 6. No allowances have been included for encountering "soft spots" or unsuitable soils and replacement of same with imported structural fill. 8. A Perc test at Pervious Paver Detention will be performed by FCI and witnessed by Owner. 9. Details showing "compacted subgrade" are assumed to be 8" of scarify and recompact. 10. No additional funds have been included for winter conditions for civil work. Once Mill street plans define the balance of civil scope this will need to be reanalyzed. 11. Plant totals conflict between the plan and the schedule on C06; counts have been included per the plan drawings. 12. An allowance for sod is being carried to replace sod damaged by installation of the drainage system along the south side of the library. 13. Metal edging has been included at the planting areas to be consistent with Expansion landscape details. 14. No irrigation work is shown. It is assumed that there is existing irrigation along the south side of the library where new plantings are shown to be installed; FCI is included an allowance for repairs. 15. It is assumed that the walls where reused wood door frames are to be installed are the same depth as the existing wood door frames. 16. New hardware included is based on the door numbers in the specifications since there are no hardware groups listed on the schedule on A8.1. 17.At doors 213 and 214 a Horton operator is included for each opening; 2 total. 18. Per direction from Pitkin County, aluminum storefront doors have been included at openings 111, 119, 203, 213, and 214 per the attached elevations and hardware sets. The use of thermally broken storefront will require existing HM frames to be removed and replaced with compatible storefront frames; thermally broken doors are thicker than typical doors. This work is included. 19. Gypsum board surfaces will receive a Level 4 finish and texture to match existing. 20. The STC rating of existing door and windows to be reused at that area is unknown. 22. FCI has included removal of the drywall along grid A in the basement to allow this wall to be spray insulated. Spray insulation will be installed to give an average R value of 17.25 which will require 2.5" of closed cell urethane. 23. Under sink cabinetry in room 113 is noted to be removed for ADA access. Since no further details are provided work will be included as part of the miscellaneous millwork allowance. 24. Grab bars are the only bathroom accessories furnished and installed; all other accessories are by the owner. 25. New bathroom mirrors have been included as 24x30 framed mirrors as that is what is depicted in elevations on A7 drawings. 26. Fire sprinkler, see attached drawings: A. Lower level — relocate all heads in new trim and reuse existing heads. B. Main Level Under mezzanine— relocate only as necessary, new trim throughout, reuse existing heads. C. No fire suppression heads are to be replaced or changed in areas where ceilings are undisturbed, new trim will be installed. 27.The GMP includes cap and abandon existing sanitary sewer. Concrete demo removal of piping, backfill, and concrete patch is not included. 28. It is assumed the new sewer line can tie into the existing sewer line and the grades work. 29.An 84"x22" balancing damper has been included at existing return air duct shown on M2.1 near grid 7 and F; 2H already had a 48"x22" balancing damper included in COR 029RNr1. 30. Work shown within the clouded area on C01. This work will be priced once design is complete for the City's improvement of Mill Street. Any landscaping shown on C06 west of the new egress sidewalk has also been excluded for this reason. 7.
