Pitkin County has guidelines that must be followed to assure the plants that are introduced are appropriate for the conditions of the area. If approval takes longer than 6 hours, a rate of $100 per hour will be charged. The maximum fee is $1000. The basic fee of $600 is due at the time of application. The remainder, if any, will be due in two stages: first, at the time of issuance of the ISDS permit, second, before final approval of the ISDS permit. On June 16, 2005 the installation of the 1500 -gallon septic tank was observed. The tank receives sewage from Scott's cabin and the cowboy bunkhouse, as indicated on Figure 1. On August 9 and 10, 2006, the installation of the four part drain field was observed. Each section of field includes 3 rows or 11 Quick 4 Chambers for a total of 132 chambers. On August 24, 2006 the installation of the pressure sewer line from the tank to the automatic distributing valve, the automatic distributing valve and the observations pipes were observed. The components of the OWS design were installed in conformance with our plans and specifications. A licensed electrician must make final electrical connections. The OWS design was prepared for Pitkin County (County) Individual Sewage Disposal System (ISDS) permit submittal. • SITE CONDITIONS • The property is located in a rural area in Pitkin County, where OWS are required. The proposed drain field area has a 5% slope to the northwest and has a moderate cover of native grasses. The guest cabin, a.k.a. Scott's Cabin, and cowboy bunkhouse will be served water by a well located 200+ feet from the proposed drain field. PROPOSED CONSTRUCTION A three-bedroom guest cabin having less than 1000 ft? of living area and a cowboy bunkhouse with less than 1000 fe of living area with four beds are proposed. The OWS was sized based on 3 bedrooms at 450 Gallons Per Day (GPD) for the guest cabin and 2 bedrooms (equivalent to 4 beds) at 300 GPD for the bunkhouse using Pitkin County Environmental Health Department (PCEHD) loading of 75 gallons per day per person. The sewage loading with a peak factor of 1.75 is 1312.5 GPD. This loading includes washing machines and a garbage grinder. SUBSURFACE CONDITIONS Subsurface conditions were exposed in a test pit excavated at the proposed drain field location. The excavation indicated 1.5 feet of clayey sand, underlain by cobbles in a clayey sand matrix to 10 feet, the maximum depth of the excavation. Ground water was not encountered. Percolation tests indicate percolation rates of 30 Minutes Per Inch (MPI) to 60 MPI. The average percolation rate is 43 MPI. Percolation test results are included as Figure 7. P.O. The OWS design is based on an average sewzige load of 750 GPD and a percolation rate of 43 MPI. The installation must include one 2000 lon, two-compartment, precast concrete septic tank with an effluent pump in a Biotube® pump vault, as indicated on Figures 2 through 4. The pump must have a total flow rate of 30 gallons per minute and total dynamic head of 27.9 feet. Pump specifications are included as Figure 6. Discharge Piping: The discharge piping from the tank to the drain field shall be 2 -inch diameter schedule 40 PVC pipe with solvent welded joints. The pipe must be installed so that drainage will occur between pump cycles. A minimum pipe slope of 1% is required. The pipe should be properly bedded per the typical trench detail presented on the design d71ings. Drain Field: A gravelless chamber -bed drain field in four sections is proposed. Each section must have three rows of 11 Infiltrator® Quick4TM chambers for a total of 132 chambers and 1214.4 ft2 of infiltrative area. The field should be constructed similar to the details on Figures 2 and 3. The drain field area should be protected from construction traffic. Vehicular movement over the drain field area during construction should be kept to a minimum to avoid compaction of the receiving soils. Dump trucks and other heavy rubber -tire vehicles are to be kept off of the proposed drain field area. All soils rutted by rubber tires are to be removed from the field area. • The surface of the field should be seeded after installation of the system. A seed mix, such as "Pasture or Prairie", is suggested. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the field. INSTALLATION OBSERVATIONS The installation of the OWS is to be observed by the design engineer. Observations are required on the open -hole excavation and prior to final backfill. The open -hole observation should be performed prior to installation of dispersal gravel. The final observation should be performed prior to backfill, after placement of dispersal gravel and distribution pipes. Septic tanks and plumbing, as applicable, can be observed during either visit. Our office should be called to observe the installation of the OWS 24 hours in advance. Installa- tion observations, OWS redesigns, restaking of drain fields or additional site visit requirements in addition to those required for this design, are not included with this design and will be at an additional fee per the service agreement and/or fee schedule. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service. The owner must also be aware of, and assume responsibility for, ongoing maintenance of the system. In the absence of a monitoring program, the septic tank should be pumped every two years or more frequently if needed. Effluent filters and screened vaults, as applicable, are to be cleaned at the time of • pumping or as needed. There are daily considerations such as not putting plastic or other non - biodegradable materials into the septic system. Garbage disposal use should be minimized to reduce the frequency of pumping. To illustrate the point, a running toilet can use in excess of 1000 GPD, which may flood and irreparably harm the system. We caution against the installation of a water softener. The hydraulic loading from the back- wash of a water softener is detrimental to an OWS and a separate drywell should be construct- ed for the backwash waste, if a softener is installed. No landscaping or plastic can be used over the field, which will reduce performance of the field. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. The design of the OWS is based on the treatment of domestic sewage only. No industrial or hazardous wastes should be introduced into the OWS. Floor drains should not discharge into the OWS. LIMITATIONS An OWS design requires installation by a contractor who is experienced in its installation. Our investigation, layout, design, and recommendations are based on data submitted. If conditions considerably different from those described in this report are encountered, we should be called to observe the conditions. If proposed construction is changed, we should be notified to evaluate the effect of the changes on the OWS. All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction and other specifications not depicted in our report are to conform to the requirements of the regulations. The request has been reviewed for the Board of Examiners of Water Well Construction and Pump Installation Contractors. The request is specifically for approval of plans to construct a gallery -type well as required by Rule 10.4.12. Pursuant to Rules 10.4.12 and 18, and the authority granted by the Board, the construction plans are approved subject to the following conditions: 1. The gallery -type well shall be constructed in accordance with the plan and diagram submitted, except as modified herein. 2. Precast concrete rings are approved for use in the construction of the well. The casing shall extend at least one (1) foot above the finished grade. 3. The casing lid and manhole cover shall have water -tight seals. 4. All entry into the casing for water lines and electric wiring shall be through watertight seals. 5. The drainpipe shall be covered with flap valve or screen to prevent the entry of insects, reptiles and rodents. 6. All electrical work, if required, shall comply with applicable standards and requirements of Rule 11.5.1. 7. The well must be constructed in compliance with the disinfection standards provided in Rule 15. 10. The well must be constructed by a licensed water well construction contractor or by the owner with equipment both owned and operated by the owner. 11. The well shall be located at least 50 feet from any septic tank or sewer line and at least 100 feet from any leach field as required by Rule 10.2.2. Construction of the well closer than the minimum distances specified herein will void all provisions of this approval. 12.An annual water quality test is recommended. Owner and contractors are also advised that Rule 6.6 of the Construction Rules requires that the construction comply with any federal, state, county, municipal or local government laws, regulations or codes that are more stringent than these Rules, including distance requirements from sources of contaminants, or contain standards not covered by these Rules.
