If approval takes longer than 6 hours, a rate of $65 per hour will be charged. The maximum fee is $1000. The basic fee of $330 is due at the time of application. The remainder, if any, will be due in two stages: first, at the time of issuance of the ISDS permit; second, before final approval of the ISDS permit. One 2000 -gallon septic tank and forty-two (42) Bio -diffuser units had been installed in a trench configuration, but no backfilling had taken place. The contractor was advised to fasten the units together, install the inspection wells per the construction detail and to extend the effluent pipe into the access. Otherwise, the installation of the system was in conformance with the intent of the design. I have enclosed an as - built drawing with this letter. We previously performed a preliminary subsoil study and percolation testing, and a supplemental subsurface study, for foundation and septic system design of the proposed residence at the site under our Job No. 101500. The work was as verbally authorized by Dawn Storm on October 4, 2001. Profile Pit 2 and three percolation test holes (P-4, P-5 and P-6) were excavated at the locations shown on Fig. 1 prior to our October 8 site visit. A graphic log of the subsoils encountered in the pit is provided on Fig. 2. The subsoils exposed in Profile Pit 2 consisted of about 1 foot of topsoil overlying clayey to very clayey sand with gravel and scattered cobbles to the bottom pit depth of 8 feet. Results of a gradation analysis performed on a disturbed bulk sample of the subsoils combined from the bottoms of the P-4 and P-6 holes (minus 11h inch fraction) are provided on Fig. 3. No free water was observed in the pits and the soils were generally moist. The percolation test holes had been hand dug in the bottom of shallow backhoe pits and soaked with water on October 7, 2001. Boring 1, located in the proposed building area, encountered sandy to very sandy clay soils to a depth of 30 feet underlain by claystone shale bedrock. No free water was encountered in the boring to the drilled depth of 41 feet when drilled in August of 2001. Percolation testing was conducted on October 8, 2001 by a representative of Hepworth- Pawlak Geotechnical, Inc. The percolation test results are summarized in Table I and indicate average percolation rates from about 7 to 20 minutes per inch. Based on the subsurface conditions encountered and the percolation test results, the tested area should be suitable for a conventional infiltration septic disposal system. We recommend the /5 Dave and Dawn Storm October 12, 2001 Page 2 system be oversized due to the variable percolation rates. A professional civil engineer should design the septic disposal system. Box 97 Snowmass, Colorado 81654 Job No. 101 500 Subject: Preliminary Subsoil Study and Percolation Testing, Proposed Residence, Lot 6, Section 36, Range 87 West, Township 8 South, Pitkin County, Colorado Dear Mr. Storm: As requested, Hepworth-Pawlak Geotechnical, Inc. performed a preliminary subsoil study and percolation testing for foundation and septic disposal designs at the subject site. The study was conducted in accordance with our agreement for geotechnical engineering services to you dated July 9, 2001. The data obtained and our recommendations based on the proposed construction and subsurface conditions encountered are presented in this report. Evaluation of potential geologic hazard impacts on the site are beyond the scope of this study. Proposed Construction: The proposed residence will be a 2 story wood -frame structure over a walk -out basement level located in the building envelope as shown on Fig. 1. Ground floors are proposed to be slab -on -grade. Cut depths are assumed to range between about 3 to 6 feet. Foundation loadings for this type of construction are assumed to be relatively light and typical of the proposed type of construction. The septic disposal system is proposed to be located to the north of the residence. Once building and foundation plans have be developed, we should be contacted to review the plans and perform additional geotechnical analysis as needed. Site Conditions: The lot is about 40 acres in size and located about 1 mile south of East Sopris Creek to the southwest of the Town of Basalt. The building site is located on a relatively flat topographic bench of a northwesterly facing hillside. The ground surface in the building area appears natural and slopes strongly down to the northwest with about 3 to 4 feet of elevation difference across the assumed building area. The site is vegetated with grass, weeds, sage brush and thick scrub oak brush. Subsurface Conditions: The general subsurface conditions at the site were evaluated by observing one exploratory pit (Profile Pit) in the proposed septic disposal site about 50 feet north of the proposed residence located as shown on Fig. 1. The log of the pit is presented on Fig. 2. The subsoils encountered, below about 1/2 foot of topsoil, consist of very stiff sandy clay extending to the pit depth of 51/2 feet. Results of swell - consolidation testing performed on relatively undisturbed samples of the clay, presented on Fig. 3, indicate low compressibility under existing moisture conditions and light loading and a moderate to moderately high expansion potential when wetted. The 0� / Dave Storm July 26, 2001 Page 2 samples showed a swell pressures in the range of 8,000 to 10,000 psf. Liquid and plastic limit testing indicate the clay has high plasticity. No free water was observed in the pit and the soils were slightly moist to moist. Foundation Recommendations: Spread footings placed on the natural clay soils encountered at the site will have a risk of heave, possibly resulting in building distress if wetting were to occur below the foundation. Subexcavating the clay soils to provide several feet of structural fill below the building or a deep foundation are possible foundation types to reduce the risk of foundation movement and building distress. Provided below are preliminary recommendations for spread footings. Additional subsurface exploration should be done at the building site for final foundation design. Recommendations for alternate foundation types can be provided as part of the additional subsurface exploration. Spread footings placed on at least 4 feet of compacted structural fill and sized for a maximum soil bearing pressure of 2,500 psf can be assumed for building support. The natural clay soils tend to swell when wetted and there could be some post -construction foundation heave on the order of 1 inch depend on the depth and extent of the wetting. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 42 inches below the exterior grade is typically used in this area. Continuous foundation walls should be heavily reinforced top and bottom to span local anomalies and better withstand the effects of some differential movement such as by assuming an unsupported length of at least 15 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 60 pcf for the on-site soil as backfill. The structural fill below footings should be a relatively well graded aggregate material such as CDOT Class 2, base course compacted to at least 98% of the maximum standard Proctor density at a moisture content near optimum. The structural fill should extend laterally beyond the footings a distance equal to at least the depth of fill below the footing . The structural fill placement should be observed and evaluated for compaction on a regular basis by a representative of the geotechnical engineer. Floor Slabs: The on-site soils possess an expansion potential and slab heave could occur if the subgrade soils were to become wet. Slab -on -grade construction may be used provided precautions are taken to limit potential movement and the risk of distress to the building is accepted by the owner. A positive way to reduce the risk of slab movement, which is commonly used in the area, is to construct structurally supported floors over crawlspace. H -P GEOTECH as 0 0 Dave Storm July 26, 2001 Page 3 To reduce the effects of some differential movement, nonstructural floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Interior non-bearing partitions resting on floor slabs should be provided with a slip joint at the bottom of the wall so that, if the slab moves, the movement cannot be transmitted to the upper structure. This detail is also important for wallboards, stairways and door frames. Slip joints which will allow at least 2 inches of vertical movement are recommended. Floor slab control joints should be used to reduce damage due to shrinkage cracking. Slab reinforcement and control joints should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer of free -draining gravel should be placed immediately beneath basement level slabs -on -grade. This material should consist of minus 2 inch aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200 sieve. The free -draining gravel will aid in drainage below the slabs and should be connected to the perimeter underdrain system. Required fill beneath slabs should consist of suitable imported granular material, excluding topsoil and oversized rocks. The fill should be spread in thin horizontal lifts, adjusted to at or above optimum moisture content, and compacted to at least 95% of the maximum standard Proctor density. All vegetation, topsoil and loose or disturbed soil should be removed prior to fill placement. The above recommendations will not prevent slab heave if the expansive soils underlying slabs -on -grade become wet. However, the recommendations will reduce the effects if slab heave occurs. All plumbing lines should be pressure tested before backfilling to help reduce the potential for wetting. Underdrain System: Although free water was not encountered during our exploration, it has been our experience in mountainous areas and where clay soils are present that local perched groundwater can develop during times of heavy precipitation or seasonal runoff. Frozen ground during spring runoff can also create a perched condition. We recommend below -grade construction, such as retaining walls, crawlspace and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free -draining granular material. The drain should be placed at each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1 % to a suitable gravity outlet. Free -draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of H -P GEOTECH a3 ay 0 0 Dave Storm July 26, 2001 Page 4 2 inches. The drain gravel backfill should be at least 11/2 feet deep. Surface Drainage: The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. Drying could increase the expansion potential of the soils. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95 % of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. Free -draining wall backfill should be capped with about 2 feet of the on-site, finer graded soils to reduce surface water infiltration. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. 5) Landscaping which requires regular heavy irrigation, such as sod, should be located at least 10 feet from the building. Consideration should be given to the use of xeriscape to limit potential wetting due to irrigation. Percolation Testing: Percolation tests were conducted on July 12, 2001 to evaluate the feasibility of an infiltration septic disposal system at the site. One profile pit and three percolation holes were dug at the locations shown on Fig. 1. The test holes (nominal 12 inch diameter by 12 inch deep) were hand dug at the bottom of shallow backhoe pits and were soaked with water one day prior to testing. The soils exposed in the percolation holes are similar to those exposed in the Profile Pit shown on Fig. 2 and consist of very stiff sandy clay. The percolation test results are presented in Table II and indicate percolation rates of 240 and 360 minutes per inch and one test with no percolation. Based on the subsurface conditions encountered and the percolation test results, the tested area will need to have an engineered septic disposal system. We recommend a civil engineer design the infiltration septic disposal system. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either expressed or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pit excavated at the location indicated on Fig. 1 and to the depth shown on Fig.2, the proposed type of H -P GEOTECH 9 0 Dave Storm July 26, 2001 Page 5 construction and our experience in the area. Our findings include extrapolation of the subsurface conditions identified at the exploratory pit and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified at once so re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for preliminary design purposes. We are not responsible for technical interpretations by others of our information. As the project evolves, we should provide additional subsurface exploration, continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted. Significant design changes may require additional analysis or modifications to the recommendations presented herein. We recommend on-site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the geotechnical engineer.
