Pursuant to our recent discussions. My Architect and Plumbing consultant
both advise me that the only logical physical approach to my need to add
additional septic capacity is to install the new 1,000 Gal tank in the driveway,
with a reinforced roof, and connect it to the second dry well. This approach
is outlined on the attached sketch.
In my estimation, the flow would be approximately equal to both. The
original septic tank would still serve the two original bathrooms. The New
septic tank would serve the new master bath and the remodeled kitchen.
The current plan calls for relocating the washer and dryer to the new
upstairs pantry which could also be served by the new septic tank.
Physical logistics and existing site restrictions make connecting the two tanks
and getting the sewer from the new addition back into the old system a
daunting task. Hopefully you can approve this approach as originally
discussed and send me a brief note evidencing same. Please call me if you
need any additional information.

This letter should serve as a revision to my initial correspondence
in reference to the capacity of the existing septic system on your
property based on Pitkin County's Individual Sewage Disposal System
Regulation which was revised in 1995. and went into effect on May
31, 1995.
Based on records you have provided, and reinterpreting the septic
permits which were issued in 1976 and 1992, it appears that your
system consists of a 1000 -gallon septic tank'and 2 seepage pits.
The dimensions of each pit are 12x12x10 which is 1440 square+feet
for each pit or a total of 2880 square feet for both pits.
The placement of .another 1000 -gallon septic tank will increase the
capacity for a 5 -bedroom home. However, a 6 -bedroom home will
require a septic tank capacity of 2500 gallons. The existing 2880
square feet of absorption area is adequate for both a 5 -bedroom
home and 6 -bedroom home '(1106 square feet and .1327 square feet
respectively).
Should you add a second washing machine, a 5 -bedroom home will
require 1320 square feet of absorption area, and a 6 -bedroom home
will need 1586 square feet.
Thus your seepage pit area is of adequate size for a 6 -bedroom home
with a second washing machine. Since the pits are serviced by an
alternating valve, it is recommended that the pits are used in 67
month intervals so that neither.becomes overloaded.

This is in regard to your letter of June 22, 1995 and our discussions
concerning the calculation of the total absorption area available to our
system.
Enclosed is all of the documentation that I could find regarding the new
drywell (seepage pit) installed in 1992 at our home in Holland Hills. I had a
conversation with Ed Copeland of Rifle who manufactures the tanks and he
told me that based on the price paid and his records that they sold us their
standard 1,000 gallon drywell which consists of two rings and a cone with cap
and stands 9' 8" tall and 68" wide. This is the same as the original unit
installed in 1976.
Both the original and the new units were installed in a pit a minimum of 12
feet square by 10 feet below the inlet line level. The holes were filled with
3/4 washed rock. A lady from your office inspected the installation in 1992
and included a sketch in the file backing up these dimensions. I believe
these are the dimensions which should be used to calculate the total
available absorption area.
Would you please update the calculations and send me a revision of your
letter of June 22, 1995 reflecting the revised absorption area calculations.
Your help will be greatly appreciated.

The following is confirmation of your sewage system's capacity at
88 Holland Hills Road based on Pitkin County's Individual Sewage
Disposal System Regulation which was revised in 1995 and went into
effect on May 31, 1995.
Your current system has a 1000 -gallon septic tank and 1280 square
feet of absorption area (seepage pit and drywell). The placement
of another 1000 -gallon septic tank will increase your capacity for
a 5 -bedroom home. A 6 -bedroom home will require a septic tank
capacity of 2500 gallons. The required absorption area for a15 -
bedroom home. is 1106 square feet and for a 6 -bedroom home 1327
square feet.
You mentioned the possibility of adding a second washing machine
which would increase the average daily waste flows. Therefbre, a
5 -bedroom home will require 1320 square feet of absorption area;
a 6 -bedroom home will require 1586 square feet of absorption area.
With the placement of an additional 1000 -gallon septic tank, the
septic tank capacity and field size are adequate for a 5 -bedroom
home. Should you decide to expand to 6 bedrooms, or add another
washing machine, you will have to increase the tank and field size.
