The floats to begin with were set up wrong. Checked the operation of the on float and alarm float. They are both working properly. Set floats to proper setting and repiped the pump discharge line. The liquid levels in the septic tank were normal at the time of the inspection. The built-in baffle on the outlet side of the tank is deteriorating, but still creates a barrier for liquid before the outlet pipe. There was approximately 12 -inches of sludge in the inlet side of the tank, there was mature layer of scum (1 to 2 -inches) in the middle compartment, and 4 -inches of sludge in the outlet side of the tank. With the CDU occupied full time, pumping of this septic tank in the next year is appropriate. This system is aging and annual monitoring of this system would be appropriate, specifically the outlet side of the tank. The exact location of the absorption area is unknown, but is likely in the irrigated yard area. There were no inspection ports, and there was no indication of surface saturation or failure at the time of the inspection. There was approximately 12 -inches of sludge in the inlet side of the septic tank and 12 -inches in the outlet side of the tank. If occupancy of this residence is limited, pumping can be postponed. If the residence will be occupied full time, we recommend pumping in the next year. There were no inspection ports, and there was no indication of surface saturation or failure in the absorption area at the time of the inspection. River Ranch Road for the barn and CDU on June 17, 2013 and June 20, 2013. No documentation was available on this system (Parcel ID # 2467-261-00-009). The subject OWTS consists of one 1000 -gallon, two-compartment septic tank with three manhole lids all accessible from grade. The absorption area is of unknown size. On June 17, 2013, the tank was over -full and all three manhole lids had sewage to approximately 1.5 -feet from grade. On June 20, 2013, B&R Septic came to pump the tank and found levels in the tank to be normal. The tank was pumped and water was turned on in the barn and in the CDU. Water from each structure entered the septic tank. The cause of the over -full condition is unknown. The septic tank appeared to be in good condition. Inlet and outlet baffles were present. The absorption area showed no visible signs of saturation, and had no indication of failure at the time of the inspection; however, there have been issues in the past that B&R Septic has addressed. There is a pumping report and jetting from March of 2010. Observation ports are not present. Recommendations: • Limit or discontinue irrigation over absorption area. • The absorption area has experienced problems in the past and is old enough to not have any records on the size or the age of the system.
