O — ,qo0 C. to. ;�o�� AR [co SCOPE CODCLUSIOLIS The proposed residence should be founded on spread footings placed on natural soils designed for a maxi -num soil pressure of 1,500 psf with precautions as discussed. This report presents the results of a soil an'- foundation investigation for the proposed residential structure to be located on Lot G, Gateway of Snowr.,ass, 1:_sa Subdivision, Pitkin County, Colorado. :'he report presents the most desirable type foundation, allowable soil pressures, water table conditions, and other soil -related design and construction details. SITE CJIIUITIC IS 4t the tine of our investigation., the site was vacant. Veaetation consists of brush an9 scrub oak. SUBSOIL C(YMITIO(13 Subsoil conditions at the site mere investigated by excavation of two test pits at the locations shown on Fig. 1. Generally, the soils fairly uniform and consist of less than 1 foot of topsoil and -3 to et of mediLrn stiff, silty clay, containing fragments of highly - 2 - weathered shale overlying weathered and unweathered itancos Shale. Swell -consolidation tests perforar_d on the fine-grained soils indicate they do not possess swell potential but will consolidate moderately under light loading and wetting. Test results are presented on Fig. 3. No free water was encountered in the test nits at the time of our investigation. FOU14DATIOPI We believe the most desirable and safe type foundation for the proposed residence is spread footings placed on natural soil or bedrock. The following design and construction details should he observed: (1) Spread footings may be placed on natural coil or be-lro&. Preferably, they should be placed on a oo.-mm hearing stratum, that is, either the upper sail or bedrock, but not both. If olace9 on natural soil, they should be designed for a maximum allowable soil prescurc of 1,500 nC-f. If footini s are r..lacr_d on bedrock, they nay be designsd for a maximum allocable soil pre=_sure of 4,000 psf. If these precautions are observed, total and differential settlement should be tolerable for residential construction. (2) Continuous foundation Malls should b-2 reinforced too and bottom E D to span an unsupported length of at least 10 feet. C i 40 - 3 - (3) Basement walls should be designed to resist a lateral earth pressure of at least 40 psf equivalent fluid pressure. (4) Soft or loose coils or rock should bc•removed before placing C ooting concrete. (5) All exterior footings should be provided with ad^^u3tc roil cover above their bearing elevations for frost protection. FLOOR - SLADSO Floor slabs may be placed on either soil or bedroc'�. The existing natural soils, exclusive of any, topsoil, are suitable to sugport roderately loaded floor slabs. The following construction details should be observed in order to minimize slab movement: (1) All slabs should be separated from Marin-+ memo=? with a positive expansion joint and should be adequately reinforced. (2) A minimimn of 4 inches free drainin- -ravel should he orovi:led beneath the slab to distribute floor loadim. This material should consist of gravel size ay+gregatc with :aaximum size of 1-1/2 inches and percentage passing '2M less than 105. UIOXFORUO SYSTEM Although free water was not encountered during our investigation, it has been our experience in an area such as this with a high bedrock condition that local perched water tables can develop on too of I.Vdrock after periods of heavy precipitation. Therefore, the lower level of - 4 - the residence Should be Protected by an underdr3in systen. The under - drain system should consist of drain tile installed in a caravel -filled trench around the perimeter of the reoidenco•at least 1 foot below the floor slab leading to a su o where water can be reo oved by pLv..nirra or gravity flow. :he gravel beneath the floor slat' chould connect to the underdrain systa . SURFACE GRAINACE ;he soils at this site are oisturc sensitive and should be prevented from becomin; excessively wetted. C,.%od surface drainage is necessary. The following drainage precautions chould be observed during construction arra maintained at all times after the residence has men cor„c leted: (1) Excessive sp_tting or prying of the foundation excavation should be avoided during construction. Also, at the tine of our inspection, the location of the building had not been precisely determined, although the west portion of the site, above the access road, was being strongly considered. Our investigation was, therefore, limited to the west portion of the site. At the time of final building selection and completion of the excavation, we recorrend that -a qualified soil engineer inspect the excavation to verify the above outlined conditions.
