The subsoils exposed in the Profile Pit consisted of about 2 feet of topsoil overlying slightly clayey silty sandy gravel with cobbles and scattered boulders up to about 2 feet in size to the pit depth of 8 feet. Groundwater was observed in the pit at a \depth of 5 feet and the soils were moist to wet below groundwater Percolation test holes were dug and soaked by the client prior to our arrival. Percolation testing was conducted on June 16, 2005, by a representative of Hepworth - Pawlak Geotechnical, Inc. The percolation test results are summarized on Table 1. The percolation tests indicated infiltration rates of 8 and 12 minutes per inch for P-1 kind P-2, respectively which were conducted in the gravel soils. An infiltration rate of -40 minutes per inch was determined from P-3 conducted in the topsoil. Based on the shallow groundwater, we recommend that the system be designed by a professional engineer. The proposed ISDS is not designed as a sand filter system; therefore, the approved Pitkin County sand is not required. Installation of the sand bed below the infiltrators requires stripping the topsoil and vegetation prior to installing the sand. Concrete sand may be used for the sand bed. Installation requires the sand be installed in lifts of approximately 6 inches. Each lift shall be sufficiently wetted to "settle' the sand to minimize future settlement after the installation is complete. This wetting process may require the sand to be wetted to a point near saturation. If the contractor or owner prefers, Pitkin County approved sand can be installed to minimize the wetting process. Dear Mr. Stewart: As requested, we are providing clarification of the subsoils encountered in a profile pit previously excavated at the site. We previously performed percolation testing for design of a septic disposal system at the site and presented our findings in a report dated July 29, 2004, Job No. 104 456. The location of the profile pit and percolation test holes previously observed at the site is shown on Figure 1. We indicated that the subsoils exposed in the profile pit consisted of about 2 feet of topsoil overlying relatively dense, slightly clayey silty sandy gravel with cobbles and boulders to the pit depth of 7 feet. In our report we stated that we understood that the backhoe encountered refusal on the rocks at that depth. During a subsequent visit in October, 2004 for a subsoil study and percolation test for another cabin at the ranch, we observed that the profile pit shown on Figure 1, had been deepened to about 9 feet. The subsoils were similar to those previously observed and the pit did not encountered bedrock to the depth excavated. No free water was encountered in the pit to the depth excavated. Percolation test holes had been dug in the bottom of shallow backhoe pits and soaked with water by the client. Percolation testing was conducted on June 16, 2004 by a representative of Hepworth - Pawlak Geotechnical, Inc. The percolation test results are summarized on Table 1. The percolation test results indicate an infiltration rate between 15 and 20 minutes per inch with an average of 18 minutes per inch. Based on the subsurface conditions encountered and the percolation test results, the upper soils in the tested area should be suitable for a conventional infiltration septic disposal system. Due to the relatively shallow groundwater level, a mounded system may be needed. Pitkin County requires a professional engineer to design the septic disposal system. GS -4227 I� t 0 SCOPE 0 This report presents the results of our geotechnical investigation for two cabins ISDS proposed at the Diamond J Ranch in Pitkin County, Colorado. We conducted the investigation to evaluate subsurface conditions at the site and provide foundation recommendations for the proposed construction. Our report was prepared from data developed during our field exploration, laboratory testing, engineering analysis and our experience with similar conditions. This report includes a description of the subsurface conditions found in our exploratory borings, and presents our opinions and recommendations for design criteria for recommended foundations, floor systems, and geotechnical and construction criteria for details influenced by the subsoils. The recommendations contained in this report were developed based on our understanding of the planned construction. If plans will differ significantly from the descriptions contained herein, we should be informed so that we can check that our recommendations and design criteria are appropriate. A summary of our conclusions is presented below. SUMMARY OF CONCLUSIONS 1. Subsurface conditions encountered in our exploratory borings forthe cabins consisted of about 0.5 feet of sandy clay "topsoil" and nil to 2.5 feet of sandy clay underlain by slightly silty gravel. 2. Water was measured at depths between 1 and 1.5 feet in our exploratory borings for the cabins. The water levels in the borings will likely be lower after spring snow melt conditions subside. We suggest that the ranch manager measure and record ground water levels in the borings on a weekly basis throughout June and July. 3. We recommend constructing the cabins on footing foundations supported by the undisturbed, native gravel soil or granular, structural fill. Design and construction criteria for footings are presented in the report. 4. Slab -on -grade floors should be placed on the native gravel or granular, structural fill. We judge potential for differential movementwill be low for slabs -on -grade designed and constructed as outlined in the report. Surface drainage should be designed to provide for rapid removal of surface water away from the proposed cabins. SITE CONDITIONS Diamond J Ranch is approximately 2 miles southeast of Thomasville in Eagle County, Colorado (see Figure 1). Frying Pan Road provides access to the ranch entrance. Muckawanago Creek and the Frying Pan River trend across the ranch property. The property is on the comparatively gentle slopes adjacent to the creek and river. The limit of existing development is at the transition to the steep north . facing slopes of Cyclone Mountain. PROPOSED CONSTRUCTION The cabins will be one-story, buildings with slab -on -grade floors at the approximate locations shown on Figure 2. No below -grade areas are planned. Foundation loads are expected to vary between 1,000 and 2,000 pounds per lineal foot of foundation wall with maximum interior column loads of 20 kips. We anticipate maximum foundation excavation depths on the order of 4 to 6 feet deep. Individual sewage disposal systems (ISDS) will be installed adjacent to the cabins. If construction will differ significantly from the descriptions above, we should be informed so that we can adjust our recommendations and design criteria, if necessary. SUBSURFACE CONDITIONS Subsurface conditions below the proposed cabins were investigated by drilling three exploratory. borings (TH-1 through TH-3). Approximate boring locations are shown on Figure 2. Drilling operations were directed by our field representative who logged the soils encountered in the borings and obtained samples. Samples obtained in the field were returned to our laboratory where typical samples of the soils were selected for testing. GS4227 )9 2 IF 0 0 T Subsurface conditions encountered in our exploratory borings for the cabins consisted of about 0.5 feet of sandy clay "topsoil" and nil to 2.5 feet of sandy clay underlain by slightly silty gravel. Water was measured at depths between 1 and 1.5 feet in our exploratory borings. PVC pipe was placed in TH-1 and TH-2 to facilitate future measurement of ground water levels. Two samples of the native gravel selected for gradation testing contained 46 and 55 percent gravel, 44 and 36 percent sand, and 10 and 9 percent silt and clay size particles. Gradation test results are shown on Figure 4. SITE EARTHWORK Grading plans were not provided to us. Structural fill may be required to raise grades below the planned cabin footprints. Prior to placement of the structural fill, areas below the cabin should be stripped of vegetation, organic soils, native clay soil and debris. The on-site gravel soils free of organic matter, debris and rocks larger than 6 inches in diameter can be used as structural fill. The structural fill should be placed in thin, loose lifts of 10 inches thick or less, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 98 percent of standard Proctor (ASTM D 698) maximum dry density. Density and moisture content of structural fill should be checked by a representative of our firm during placement. Excavations in the overburden soils can be accomplished using conventional, heavy-duty excavation equipment. Excavation sides will need to be sloped or braced to meet local, state and federal safety regulations. Temporary slopes deeper than 5 feet should be no steeper than 3/4 to 1 (horizontal to vertical) in Type A soils, 1 to 1 in Type B soils, and 1.5 to 1 in Type C soils. Excavation below ground water would require excavation slopes flatter. Contractors should identify the soils encountered in the excavations and refer to OSHA standards to determine appropriate slopes. CONNELL CONSTRUCTION COMPANY 3 TWO CABINS B ISDS DIAMOND J RANCH CTL I T JOB NO. GS -0227 U Free ground water was measured at depths between 1 and 1.5 feet in our exploratory borings. Ground water at the site is affected by water levels in the Frying Pan River and creeks and run-off from snow melt. We do not know the degree to which each variable contributes to ground water. However, ground water levels vary with seasonal conditions and time of year. The water levels in the borings will likely be lower after spring snow melt conditions subside. We suggest that the ranch manager measure and record ground water levels in the borings on a weekly basis throughout June and July. FOUNDATIONS The cabins can be constructed on footing foundations supported by the undisturbed, native gravel soil. Clay soils should be removed from below the planned cabin footprints. Structural fill to replace clay soils or raise grades should be a granular material. Recommendations for structural fill were presented in the SITE EARTHWORK section. The completed foundation excavation should be inspected by a representative of our firm to confirm that the exposed subsoils are suitable for support of the footings as designed. We anticipate maximum total settlements of about 1 inch for footing foundations supported on the native gravel or granular structural fill. Recommended design and construction criteria for footings are presented below. 1. The footing foundations should be supported on the undisturbed, native gravel or granular, structural fill. Soils loosened during the excavation or forming process for the footings should be removed or the soils can be re -compacted prior to placing concrete. 2. Footings should be designed for a maximum allowable soil bearing pressure of 4,000 psf. 3. Continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. 4. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. Reinforcement should be designed by the structural engineer. 5. The soils under exterior footings should be protected from freezing. We recommend the bottom of footings be constructed at a depth of at least 48 inches below finished grades for frost protection. FLOOR SYSTEM AND SLABS -ON -GRADE Placing slab -on -grade floors directly on the natural clays will likely result in significant cracking of the slab. The natural clays should be removed from below the planned buildings and replaced with granular, structural fill. Slab -on -grade construction should be supported by the native gravel or densely compacted, structural fill. We judge floors constructed on the native gravel or structural fill will be subject to a low risk of differential movement and associated damage. Structural fill recommendations presented in the SITE EARTHWORK section should be followed. BELOW -GRADE CONSTRUCTION We understand that no below -grade areas are planned in the cabins. If below - grade areas will be constructed, we should be informed so that we can provide geotechnical input. Recommendations for lateral earth pressures and subsurface drainage will be required. SURFACE DRAINAGE Surface drainage is critical to the performance of building foundations and floor slabs. We recommend the following precautions be observed during construction and maintained at all times after the cabins are completed: 1. The ground surface surrounding the exterior of the cabins should be sloped to drain away from the cabins in all directions. We recommend providing a slope of at least 6 inches in the first 5 feet around the buildings, where possible. CONNELL CONSTRUCTION COMPANY TWO CABINS & ISDS DIAMOND J RANCH CTL I T JOB NO. Backfill around the exterior of foundation walls should be placed in maximum 10 inch thick loose lifts, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. 3. The cabins should be provided with roof gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks and downspout extensions should be provided at all discharge points. 4. Landscaping should be carefully designed to minimize irrigation. Plants used near foundation walls should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet of the foundation. Sprinklers should not discharge within 5 feet of the foundation and should be directed away from the cabins. Irrigation should be limited to the minimum amount sufficient to maintain vegetation; the application of additional water will increase the likelihood of slab and foundation movements PERCOLATION TESTING We directed drilling of two profile borings (Profile1 and Profile 2) and six percolation borings (P-1 through P-6) in the area of the planned individual sewage disposal system (ISDS). The approximate locations of the borings are shown on Figure 2. Graphic logs of the soils encountered in the borings are shown on Figure 3. Percolation tests could not be performed because of the presence of water near the ground surface. We understand that a professional engineer qualified in septic design will design the individual sewage disposal system (ISDS) for the project. LIMITATIONS Our exploratory borings were located to obtain a reasonably accurate picture of subsurface conditions. Variations in the subsurface conditions not indicated by our borings will occur. We should observe the completed foundation excavation to confirm the soils are as anticipated from our exploratory borings and suitable for support of the footings as designed.
