The system was designed under our Job No. 11019, dated August 9, 2000. The system includes the installation of one 1000 -gallon, single -compartment, precast concrete septic tank with an effluent filter on the outlet (placed by the caretaker unit), one 2000 -gallon single -compartment precast concrete septic tank with an effluent filter on the outlet, and one 1000 -gallon single -compartment precast concrete septic tank with a pump, as indicated on Figure 1. The drain field consisted of seven chamber -beds. Beds `A' have 2 rows of 13 chambers, and bed `B' has 2 rows of 12 chambers, for a total infiltrative area of 2790 square feet (SF). Cleanouts were placed at 100 -foot intervals along discharge line. The pump, alarm, and filter were in place at the time of our site visit. The construction foreman, Don Barr, may activate pumping system at his discretion. The components of the OWS were installed in conformance with our plans and specifications. ENGINEERS & GEOLOGISTS August 9, 2000 Don Barr 22 Crown Mountain Drive Basalt, Colorado 81621 Subject: Subsurface Investigation and OWS Design, Proposed Davis Residence Lot 10, Aspen Valley Downs Pitkin County, Colorado Job No. 11019 Dear Mr. Barr, RECEIVED MAR 0 5 2001 PIMN COUNTY ENVIRONMENTAL HALTH As requested, we have evaluated subsurface conditions at the site and designed an onsite wastewater system (OWS) for the proposed residence. Our firm investigated subsurface conditions on April 28, 1999. This design is both a design and "as -built" drawing. All other OWS designs and revisions concerning the subject site should be discarded to avoid confusion. SITE CONDITIONS - The lot is located in a rural residential area in Pitkin County, Colorado. The proposed drain field area has a gentle slope of 14%. There is a moderate cover of native grasses in the proposed field area. PROPOSED CONSTRUCTION - A five -bedroom residence having greater than 6000 square feet (SF) and a two-bedroom caretaker unit having less than 2000 SF are proposed at the locations presented on Figure 1. We are sizing the OWS based on 7 bedrooms and 1600 Gallons Per Day (GPD) using Aspen/ Pitkin Environmental Health Department (APEHD) loading of 130 and 75 gallons per day per person. The loading was determined based on individual detached structures. The sewage loading with a peaking factor of 1.75 is 2800 GPD. This loading includes washing machines and garbage grinders. A pool is proposed at the southwest comer of the residence, which must be located 25+ feet from the drain field. Ponds are proposed south of the residence, which if unlined, must be located 152+ feet from the drain field. All wells must be 202+ feet from proposed drain field. SUBSURFACE CONDITIONS —A subsurface investigation was performed by digging 6 percolation holes, 27 to 38 inches deep, and one profile pit at the locations indicated on Figure 1. Subsurface conditions in the profile pit consisted of 1 foot of topsoil underlain by silty, sandy, red clay to the maximum depth explored of 9 feet. Percolation tests indicate percolation rates of 14 to 60 minutes per inch (MPI). The average percolation rate is 38 MPI. RECOMMENDATIONS — The installation must include three septic tanks, a pump, and 7 chamber -beds at the locations presented on Figure 1. The OWS design is based on an average sewage load of 1600 GPD and a percolation rate of 38 MPI. The proposed tank configuration will adequately serve the main residence and detached caretaker unit. Z (v Seven chamber -beds must be installed; beds 'A' should have 2 rows of 13 chambers, and bed 'B' should y have 2 rows of 12 chambers. A pump is required to distribute the effluent throughout the field to increase the efficiency of the field. We recommend two distribution boxes to distribute eluent among the beds. Pump details are presented as Figure 4. The surface of the field should be seeded after installation of the fields. A native seed mix should be used. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the fields. No landscaping or plastic can be installed over the fields, which will reduce performance of the fields. Livestock should not be confined above the fields. OPERATION AND MAINTENANCE - The owner must realize an OWS is different from public sewer service and must assume the responsibility for maintenance of the OWS. The OWS is relatively maintenance free, but the owner must have the septic tanks pumped. The septic tanks should be pumped and filters should be cleaned, according to manufacturer's specifications, every two years. There are daily considera- tions, such as not putting plastic or other nonbiodegradable material into the OWS. Water use must be monitored so toilets are not allowed to run when seals malfunction. To illustrate the point, a running toilet can consume in excess of 1000 GPD. A loading of 1000 GPD could flood and irreparably harm the OWS. We caution against installation of a water softener. The hydraulic loading from backwash of water softeners may be detrimental to OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIMITATIONS - An OWS design requires installation by a contractor who is experienced in its installation. Our investigation, layout, design and recommendations are based on data submitted. If subsur- face conditions considerably different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If the health department makes modifications to this design, we should be contacted to evaluate the impact on the performance of the OWS. All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations. Each system is composed of a well and a holding tank. From the holding tank, water will flow to a pitless well for each individual lot. Each lot will pump water for the home, from the pitless well to their individual on-site water facilities. This water will be metered at the pitless well. Two-inch waterlines serve each building envelope. Each holding tank has three floats in it to operate the system well pump: Float 1 - high water; float 2 - operating water level; float 3 - low water, A flashing red light will activate at the well site when the low water float is activated. Low water will allow an average day's use of 350 gallons per day for each house as a reserve. The common part of each water system is the well, well pump, tank and floats. The individual part of each water system is the pitless well and pump, water meter and waterline to residence. The homeowner is responsible for all improvements inside the building envelope. It is our opinion each house will need at least one "in-house" pressure tank. Each house is to have a sprinkler system. A private fie cistern will be supplied by the common water system. The size of this private fire cistern and pump is dependent on house size and sprinkler system design. The water system has been designed to accommodate 5000 square feet of landscape irrigation per lot. Lots 1.2 & 3 Water System This water system is located on Lot 1. Well 4 serves this water system and produces more than 27 gallons per minute. A 6000 gallon tank is buried near the well. Lot 4 Well 5 serves this lot.
