A lodge and multiple cabins exist west of Nash Lake, along the Frying Pan River, at the subject property. The property is served by a well located to the northeast of the lodge. All cabins are considered one bedroom structures. j r" w - A -u i�t Lb J Main Lodge — The main lod as four bedrooms; a washer and dryer, and a commercial kitcheq. A grease trap and two septic s serve the lodge. At least one drain field exists serving the lodge. Woodchuck, Porcupine, Managers Cabin, Two Bunk Cabins (all to north of lodge) — Concrete distribution basins direct sewage from these structures to lodge septic tanks and then to lodge drain fields. Chipmunk, Beaver, Antelope, and Elk Cabins — Cinder block and/or metal septic tanks serve these structures, and must be replaced. The drain field (if existing) location for these cabins is not known. Sawmill, Cooper, Smokehouse — No water serves the cabins, although a shower hothouse exist to the south of Cooper Cabin. Recreation Center — Two. bathrooms exist in the recreation center. Sewage is directed to the lodge septic tanks then to the lodge drain fields. CONCLUSIONS The existing metal septic tanks serving the lodge must be replaced. The current drain field serving the lodge and all structures to the north of the lodge should be expanded to accommodate a total of 9 potential bedrooms and conference bathrooms. The metal and cinder block septic tanks serving the cabins to the south must be replaced, and new drain fields need to be constructed to serve the cabins. Septic tank and drain field sizing are based upon number of bedrooms and plumbing fixtures. Cabins are considered as 1 -bedroom structures for this evaluation. Colorado permits a total of 13 -bedrooms and/or the fixture equivalent to be placed on one septic system per property. To accommodate more bedroomstcabins per property there must be a 500 feet (approx) separation between drain fields. You (or the owner of the property) is obligated to maintain and properly operate existing OWTSs. That basically means pumping periodically. Now, if there are prohibited components (i.e. cesspools) or systems are failing, those must be replaced (once we are made aware that they exist). That is something you might want to check out. These things will not be looked at formally unless a complaint is received or you are going through a county process, such as a land use review or building permit (they often come hand in hand) or if you are wanting something licensed (like a retail food establishment). Since we have no record, you may want to request, as part of your due diligence, that the current owner provide you some information on the existing septic system(s) on the property and evidence that they have been maintaining them. If they are not able to do that, it could be a can of worms. You may also want to look into whether or not the water rights on the property are in order (i.e. if there is a well, are the conditions of approval such that you can provide water to multiple cabins?) Will there be a need to become a public water system (we've talked about that before w/ Diamond 1- and we can review the definition of a transient non- community water system). It depends on your operation. I think Diamond 1 recently moved into that category, or is preparing to move into that category w/ the number of people served and number of days/year of operation. With any request for "county approval" of almost any kind, all of those things will be reviewed and if there are deficiencies (and there sometimes are in very old places), they may be costly to remedy.
