Any changes must be approved by this department and the design engineer prior to them being made. Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin County ISDS regulations. Engineer has stated that It is not necessary to use the 8 ft rule to prevent contamination. Design is to use the existing 1000 gallon two-compartment tank and add in series a second 1000 gallon tank. There must be 6 ft of undisturbed soil between the trenches. This department does not endorse any brand of products. This permit must be kept on-site during installation. The engineer must do a final inspection of the installation and submit an as -built letter to this department. This department must also be called for an inspection with a minimum of 48 hours advanced notice. The owner has the responsibility that all components are inspected and maintained on a regular basis by qualified personnel. Revegetation over the area of the field is very important for the functioning of the system. Pitkin County has guidelines that must be followed to assure the plants that are introduced are appropriate for the conditions of the area. If approval takes longer than 6 hours, a rate of $100 per hour will be charged. The maximum fee is $1000. The basic fee of $600 is due at the time of application. I don't think the tanks will float. When a hole is dug here it will slowly fill with water in the bottom but after holes are backfilled the migration of water ceases... equilibrium is restored. The existing tank has not moved & my propane tank has not moved. We will keep an eye on the tanks/system as you request. We do attempt to manage the beavers but I think sometimes they do a better job of managing us. Our neighbor shoots them but we are trying to coexist. For the record, I'm very impressed with both Tim Petz & Roland Estes. I think we have a both a fine design & a superior installation. As Doug mentioned, no floating issues to date with existing components. TANKS typically float when they get pumped out and get evacuated. Doug and I have spoked about replacing clean water in tanks when they are pumped. I will be checking the seals that Rollin installs over the next few weeks to ensure water tightness. Dougs place is close to the main road, as it willbe easy to stop in. Rollin and Doug have decided to do a BIOTUBE pump vault, which has the filter in the vault, therefore a filter is present. There is only one area available up on higher ground that would be suitable and he has submitted for a septic permit for that area. But on the 1041 Hazard Review signed April 19, 2006 that area is not in the building envelope. He was given a very small envelope which doesn't even include the suspected area of the old system. Doug supposedly didn't realize that Condition of Approval 1 which states that "No development is permitted outside the designated building envelope(s) " included a septic. Could you review and let me know if the septic has to be within the building envelope? Or can I issue the permit for the septic to be on the south end of the property just right of the driveway. The installation included the existing 1000 -gallon septic tank with the addition of an effluent filter followed by a new 1000 -gallon, two-compartment concrete septic tank with a pump. New risers were installed on the existing tank, and all seams and connections were sealed with `rubber -neck' and grouted. The drain field consisted of 3 gravelless chamber trenches, with 18 `Quick -4' chambers per trench, for a total of 54 chambers, equaling 533 SF of infiltrative area. Effluent will be distributed with a concrete distribution box with a baffle. The pump was wired and working at the time of our observation. The OWS was installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWS. The observation was based on information submitted and our site visit. If conditions are different from conditions described in this letter, ALL SERVICE septic, LLC should be notified. Confirm that tees are in place, connections are secure and water -tight. Seal with grout if necessary. 2. Install new concrete risers on the existing tank to grade and place `rubber -neck' along all seams. 3. The subsurface investigation was performed on August 8, 2006. The property is located in Snowmass, Colorado, in an area where OWS are necessary. This letter is to be used in conjunction with plans provided. SITE CONDITIONS A three-bedroom residence with an OWS exists at the site as indicated on plans provided. The residence is to be remodeled to a total of four bedrooms. A 1000 -gallon septic tank exists at the site. The tank has been reported to be in good condition and is to be incorporated into the OWS upgrade. A drain field of unknown size exists at the site. The existing field must be abandoned due to an increase in drain field size, the presence of high ground water, and a ditch less then 50 feet from the existing field. The slope at the proposed drain field area is approximately 5% to 8% to the northwest. Vegetation consists of a full cover of native grasses. Water is provided to the site by an onsite spring located in the existing residence. SUBSURFACE The subsurface was investigated by excavating an 8 -foot test pit near the proposed drain field location as shown on attached plans. Four percolation holes were dug. Subsurface conditions consisted of silty, sand topsoil to 4 inches, underlain by alluvial cobbles and small boulders in a silty, sand matrix to the maximum depth explored of 8 feet. Groundwater or bedrock was not encountered. Percolation rates ranged from 10 to 20 minutes per inch (MPI) with an average rate of 13 MPI. DESIGN SPECIFICATIONS The OWS design is based on 4 bedrooms, an average sewage load of 800 GPD, and a percolation rate of 13 MPI. Construction must be according to the county ISDS regulations, the septic permit provided by Pitkin County Environmental Health Department, and this design. Based on geologic conditions and evaluation of risk of contamination of surface water and ground water, it is not necessary to add 8 feet additional distance for each 100 gallons of wasiewaterper day of design flow over 1,000 gammons per day as specified in the table to prevent contamination. The 50 -foot separation between the proposed absorption area and surface water and the 100 -foot separation between the proposed absorption area and the spring is appropriate to prevent contamination. OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Geo -fabrics or plastics should not be used over the drain field. Livestock should not graze on the drain field. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWS. For Example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and hang a drain field. The homeowner should pump the septic tank every two years and clean the effluent filter as needed. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWS. No hazardous wastes should be directed into the OWS. Mechanical room drains should not discharge into the OWS. The OWS is engineered for domestic waste only. If easements have been encroached upon, it is the homeowner's responsibility to understand potential issues. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, air release valves and weep holes should be installed to allow pump lines to drain to minimize risk of freezing. Excavation equipment must not drive in excavation of drain field due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Precast concrete tanks and distribution boxes should be used, unless plastic or fiberglass is required. Septic tank risers should extend to grade. Access to all tank compartments and distribution devices is optimal. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC, and the county must view the OWS during construction. The OWS observation should be performed before backfill, after placement of chambers and distribution pipes. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed.
