At the time of issuance you are required to post $ as financial security to ensure successful completion of
your revegetation plan. These monies will be held for two growing seasons from the date of completion of the project and will only be
released at that time if e. site visit by Pitkin County Zoning confirms that successful revegetation has been accomplished- Applicant is
obligated to contact Pitkin County Zoning (970-920-5359) to schedule the required two-year site visit. The monies will be forfeited if
successful revegetation is not confirmed after two growing seasons. or if Applicant fails to timely schedule the required site visit -

Subject. Vegetation management and additional recommendations for wildfire hazard
mitigation for your property located at 122 Mt. Laurel Drive, Mountain Valley
Subdivision, Pitkin County, Colorado
Dear Mr. Cafritz.
On Tuesday, December 9`h at your request, I visited this property to review and
evaluate the wildfire hazard on the property. I walked the property, took several photos
and evaluated the existing conditions. As you told me there are some trees very close to
the house. Most of the trees close to the house are aspen and a few are conifer. Although
I don't consider the aspen to present the same level of hazard as the conifer, in my
opinion it is not acceptable to have trees or brush up against the house especially if the
branches overhang the roof or decks. My recommendation is to remove aspen trees that
have branches overhanging the roof or the deck and to remove conifer to maintain them
at a distance of at least 104eet from any portion of the house.
The conifer trees on the property have branches that are growing close to the
ground and there are some low growing woody plants and native grasses under the trees.
In the event of grass fire from whatever reason, the woody growth and grasses could
ladder the flames into the tree canopy and increase the fire hazard. My recommendation
is to remove conifer within 10 -feet of the house and to maintain grasses at 6 -inches or
less. I also recommend removing any standing dead and dead fall as well as any wood
walkways or edging that extends up to the house. In the event of a creeping ground fire
this can cause fire to extend to the house.
You mentioned that you have three wood burning fireplaces in the home. My
recommendation is that the termination of the chimneys be screened with steel mesh
spark arresters with opening of no more than E/4 inch to protect against embers landing on
the roof, decks or vegetation around the house. I also recommend that firewood not he
stored under the house or the decks. Firewood should be stored cross slope �'dl Feast

I again looked at the electrical distribution line along the easement and I can't
identify any specific hazard associated with it. In reviewing my photo of the power pole
and the transformer I don't believe that it would be out of line to request the electrical
supplier to look at it to confirm that the installation is appropriate.
