SEWAGE TREATMENT AND COLLECTION: Sections 2-7 and 5-200: Information from the soil conservation service maps indicate well drained permeable soils in this area suitable for a septic system. However, this is no substitute for a site specific soils test and the sewage disposal system may have to be designed by a registered professional engineer to meet the Pitkin County Regulations on Individual Sewage Disposal Systems. ADEQUATE PROVISIONS FOR WATER NEEDS: Sections 2-6 and 5-205: We have no information on the availability of water at this site except that There have been no known problems in this area. AIR QUALITY: Sections 2-17 and 5-106: The applicant does not mention wood -burning devices. Any installed must comply with applicable regulations. Galena Aspen, Colroado 81611 Property: 1294 River Road (metes & bounds description - please see plat) Woody Creek, Pitkin County, Colorado Kay and Tim Hagman are requesting to build a single family residence in a mapped wildlife area. Their response to Policy Area 5-404.s(b) is as follows: 1. Residential development will consist of a single family residence of not more than 3500 square feet with a semi-detached garage. The access raod to the property has been in existence for more than 20 years. 2. The development will be built on flat topography as well as the edge of the hill. Please refer to the plan. The majority of hillside will be retained in its natural condition. The building envelope is basically grassland. 3. There shall be no recreational use associated with this residential development except what is normally associated with single family residential use. 4. We agree to the non -feeding of winter wildlife if any should appear in the area. 5. We do not own a dog and if in the future we obtain an animal, we would not let it run free, but keep it kenneled or on a leash. Fences are not anticipated at this time, but if built in the future, would be of such a type as to not interfere with wildlife migration. 6. If the Division of Wildlife should need access to our property for any purpose they are entitled to do so with prior notification to the property owners. 7. To the extent of the above requirements, we will deed restrict the property to include the above conditions. Attached to this application are the following documents: 1.
