The original plans for the residence included an on-site wastewater disposal system. The permit records from 1972 show a 1000 gallon septic tank and a "Nordak" absorption bed of 1800 square feet. This would continue to be adequate for the residential use of up to six occupants under current regulations. There are three detached living units on the property, each with only one bedroom. The main house and the caretaker unit over the garage share the system referenced above. (The guest house is on a second system.) Denton had remodeled the in the main house a couple of years ago, and left only one bedroom and two baths. (Previously, he indicated that it had been a four-bedroom residence.) The unit over the garage also has only one bedroom. Both units are equipped with modernized plumbing fixtures, including toilets that flush on 3 1/2 gallons or fess. It is our opinion, after reviewing the situation that the existing system should be adequate to continue to handle the wastewater flows from the main house and the garage -caretaker apartment. The sandy red silts of the area usually exhibit a suitable percolation rate. There is no evidence that the septic tank or absorption area are malfunctioning. The source of water to supply the three dwelling units is an existing well. Another of the wells on the plot plan and survey is used by the Community School. The applicant has provided satisfactory documentation showing water quality and quantity of the existing well. The water quality standards, established in the Colorado Primary Drinking Water Regulations are being met. ENGINEERS & GEOLOGISTS May 6, 1999 Richard Fallin, Architect 1280 Ute Avenue Aspen, Colorado 81611 Subject: Percolation Test and OWS Design, Proposed Klutznick Residence 1209 Woody Creek Road Pitkin County, Colorado Job No. 10956 Dear Mr. Fallin, As requested, we have evaluated subsurface conditions at the site and designed an onsite wastewater system (OWS) for the proposed residence. Our firm investigated subsurface conditions on April 13, 1999. SITE CONDITIONS - The lot is located in a rural residential area in Pitkin County, Colorado. There is an existing 2 -bedroom residence, a 2 -bedroom caretaker unit, and a single -bedroom structure located as indicated on Figure 1. The main residence and the caretaker unit are presently using a common septic system, which will be abandoned. The single -bedroom structure will continue to use it's own septic system. The proposed drain field area has a moderate slope of 12%. There is a moderate cover of grasses and scrub oak at the proposed drain field area. PROPOSED CONSTRUCTION — An addition is proposed for the existing main 2 -bedroom residence as indicated on Figure 2. The residence and the caretaker unit combined will be between 2000 and 6000 square feet (SF). We are sizing the OWS for 4 bedrooms to serve both structures. The average sewage loading for a four-bedroom residence is 800 gallons per day (GPD) using Aspen/Pitkin Environmental Health Department (APEHD) loading of 100 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 1400 GPD. This loading includes a dishwasher, garbage grinder, and washing machine. The residence will be served by an onsite well. The new fields must be located 132 feet from the existing well. SUBSURFACE CONDITIONS — We performed a subsurface investigation by drilling 2 profile holes and 8 percolation holes 30 to 39 inches deep as indicated on Figure 2. Subsurface conditions in Profile-] and Profile -2 consist of silty, sandy topsoil, underlain to the maximum depth explored of 10 feet by sandy, gravelly clay. No ground water was encountered. Percolation tests indicate percolation rates of 15 to 60 minutes per inch (MPI), as indicated on Figures 5 and 6. The average percolation rate is 44 MPI. RECOMMENDATIONS - We recommend the installation of an OWS consisting of one septic tank and 3 chamber -bed drain fields installed at the locations presented on Figure 2. The OWS design is based on an average sewage load of 1400 GPD and a percolation rate of 44 MPI. We recommend the installation of one 2000 -gallon two-compartment concrete septic tank with an eluent filter on the outlet as indicated on Figure 4. The proposed OWS is not oversized for section rotation and rotation should not be done. A distribution box with flow equalizers should be installed to distribute effluent between beds. The location of the connecting sewer line to the caretaker unit is not knows and will have to be established. If additional bedrooms in un fished areas are anticipated, we recommend the OWS be constructed to serve the additional loading. This WS design will serve a four-bedroom residence between 2000 and 6000 SF. For greater than four -bedrooms, the septic tank can be upsized 438 gallons for each additional bedroom. Each additional bedroom would require an additional 318 SF of field or 21 gravelless chambers. We recommend the surface of the field be seeded after installation of the fields. We recommend using a native seed mix. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the fields. No landscaping or plastic can be installed over the fields, which will reduce performance of the fields. Livestock should not be confined in the field areas. OPERATION AND MAINTENANCE - The owner must realize an OWS is different from public sewer service, and must assume the responsibility for maintenance of the OWS. The system is relatively mainte- nance free, but the owner must have the septic tanks pumped. We recommend the septic tank be pumped and the effluent filter be cleaned or "hosed off' every two years. There are daily considerations, such as not putting plastic or other nonbiodegradable material into the OWS. Water use must be monitored so toilets are not allowed to run when seals malfunction. To illustrate the point, a running toilet can consume in excess of 1000 GPD. A loading of 1000 GPD could flood and irreparably harm the OWS. We caution against installation of a water softener. The hydraulic loading from water softener backwash may be detrimental to OWS. A separate drywell should be constructed for the backwash, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced into the OWS. LIMITATIONS - An OWS design requires installation by a contractor who is experienced in its installa- tion. Our investigation, layout, design and recommendations are based on data submitted. If subsurface conditions considerably different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If the health department makes modifications to this design, we should be contacted to evaluate the impact on the performance of the OWS. All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
