M., numbered as 0234 Twining Flats Road Dear Randy, As requested, Nelson Environmental and Wastewater Solutions, Ltd., has reviewed the existing individual sewage disposal permit record and performed flow testing to determine the distribution of wastewater into each of the existing septic systems. We have developed recommendations for the design and construction of a replacement septic system for the referenced property on the basis of this information. This letter details our suggested design. Building Site: The existing house is a three-story residence with a four bedroom, three and one-half ' bathroom main unit and a two bedroom, one bath caretaker unit on the lower level. The property is served by a well already installed. The property is approximately 2 acres in size. The ground surface in the area of the residence, appears natural and slopes to the East at approximately a 10% grade. This site is a narrow property sloping to the East toward the river. The lower portion of the property is quite steep. However, on the upper portion of the lot, there is a sufficient depth of suitable soil and enough room to install a second seepage pit to augment the sewage disposal system and replace the failing seepage bed built in 1981. Existing Sewage Disposal Conditions The house is currently served with two septic systems, one of which has a clogged absorption bed. This bed is located in the area of a proposed deck extension and the foundation supports will intrude within it. There are two 1000 -gallon septic tanks already installed. The :^:astelvater flows to the systems vary from those listed in the 1981 permit, but are not more than 450 gallons to either septic tank. The original seepage pit was checked and appears to Still be functioning normally, as there was only about four feet of 2 P.O. Minimum Pitkin County Requirements: The percolation rates measured in the sandy soil averaged 9 minutes per inch at the depth of the existing seepage pit. The minimum Pitkin County requirements for this installation are based on a system flow of 600 gallons per day for the main unit and 300 gallons per day for the caretaker unit. This flow would require a total septic tank capacity of 1750 gallons minimum volume. The minimum requirement for the absorption area for seepage pits at a percolation rate of 9 minutes per inch is 185 square feet per bedroom under the Pitkin County Individual Sewage Disposal System Regulations., 1100 square feet of sidewall area in total. Recommended On-site Wastewater Disposal Design: The existing sewage systems for the residence on the property consist of the two concrete septic tanks at the location indicated on the site plan. The original system also has a seepage pit of approximately 400 square feet, located above the high water table expected to be at the level of the river. This system is serviceable and should, if possible, remain to be incorporated as part of the new on-site wastewater system for the residence. Therefore, we recommend that the reconstructed septic system consist of these two 1000 -gallon concrete tanks. The existing tanks can continue to be used with reconnection to the existing pit and to a new seepage pit of 720 square feet. A distribution box will split the flows to each of the pits. It should be a relatively easy to reconnect the existing parts of the system, as shown, if spacing limitations can be met. The additional absorption area that will needed to handle the wastewater flows from the caretaker unit and replace the clogged absorption bed can be done with the new seepage pit. The existing seepage pit provides the equivalent of 400 square feet. The additional pit, as shown, could be constructed to provide the 710 square feet now required. Care should be taken to maintain a ten -foot setback from the South property line and to excavate the top of the new seepage pit into native soils rather than the fill material used to level the driveway and parking areas. An additional flow reduction is achieved by using of low water use toilets in the master and guest bathrooms. These fixtures flush on 3.5 gallons or less. This water conservation measure is not incorporated into the design recommendations, but should lengthen the effective life of the on-site wastewater absorption system. 1> I 0 0 If you have questions or if we may be of further assistance, please call the office.
