surveyor in the State: of Colorado'do hereby certify that on the
25th day of April, 1977, a survey was made under my supervision
of a 2 acre parcel (being that parcel described in Book 219,
Page 56 in the office of the Pitkin County Clerk and Recorder).

A tract of land located in Lot 12, Section 16, Township 9 South,
Range 85 West of the 6th P.M. described as follows:
Beginning at a -point whence the North 1/4 corner of said
Section 16 bears N 9016140" E 1588.15 feet;
Thence N 87°41' W 397.94 feet to the centerline of the Roaring
Fork River;
Thence S. 15°50' E 243.49 feet along the centerline of the
Roaring Fork River;
Thence S. 87041' E 358.12 feet;
Thence N 6°32' W 234.16 feet to the point of beginning.
Containing 2 acres more or less. Said tract being the same
as that described in Book 219, Page 57 in the office of the
Pitkin County Clerk and Recorder.
Together with the right to, and subject to the existence of, an
easement for ingress and egress as described in that certain deed
recorded as Document No. 112767 in Book 196 at Page 399 of the
records for Pitkin County, from the County Road to the property here-
by conveyed and to the parcels of land adjoining said easement.
Reserving to the seller his heirs or assigns an exclusive ease-
ment for driveway, parking and landscaping described as follows;
Beginning at the Northwest corner of above described tract
Thence S 15°50' E 126.58 feet;
Tnence E 94.90 feet;
Thence N 28°48' E 71.69 feet;
Thence N 1030' E 52.28 to the North line of the above described
tract;
Thence N 87°41' W 165.48 to the point of beginning.
Said above described property shall be used for residential puposes
only and this covenant shall be a covenant running with the land.
