RE: 0110 Woody Creek Road, Pitkin County, Colorado — the Allende Residence
Dear Tara and B. J.,
On September 8, 2001, this company conducted an inspection of the referenced property, owned
by the Allendes, to evaluate the on-site wastewater system serving the dwellings. The inspection
was done at your request. This letter is an opinion of the suitability and compliance of the septic
system with local and State public health codes and accepted sanitary practices.
The county sewage disposal system records for the residence and guest cottage show an onsite
system of a 1000 -gallon concrete septic tank and a total of approximately 550 square feet of
gravel seepage bed. The system should have been large enough to treat and dispose of a total
normal domestic wastewater flow of about 600 gallons per day, expected to be the average daily
flow generated from a single-farmly structure under the code in force at the time of initial
construction. It is noted that the minimum distances to the well from the leach field are 100 feet
and from the septic tank to the leach field is 50 feet. Both of these are barely met under the old
code from 1973, but do not meet the requirements set in the 2001 Version regulation of the
Individual Sewage Disposal System Regulation
A check of Aspen/Pitkin County Environmental Health Department records indicates that the
system was originally permitted and inspected by that department before it was placed into
operation as a replacement system in 1974. A copy of the available permits is enclosed.
We note several changes to the residences on the property over the years that may have a long-
term impact on septic system requirements for the property. There were an additional two
bedrooms and a kitchen constructed in the small art studio building, basically converting it to as
second unit and increasing the flow to the septic tank leach field by an average of 300 gallons per
day. This increase in existing occupancy means that the septic system capacity is exceeded.
Any additions or modifications to the residences on the property will probably mean the
Environmental Health Department will find that the existing system is not in compliance with the
regulations and will require extensive and costly expansive modifications and changes to any
onsite sewage disposal system. We question if the proposed addition of 2500 to 3500 square feet
to the residence will allow for a larger system and if the property will be large enough to locate
such an engineered onsite wastewater system.
A visual inspection of the premises by this company indicates that the sewage system is apparently
continuing to function at this time with a light occupancy and moderate wastewater flow to the

system. There was no evidence of surfacing or back up from the sewage disposal area and the
and the area of lawn over the septic tank disposal bed lawn was dry and there was no evidence of
wastewater ponding. These conditions all point to a system that is currently functioning as
designed.
We wish to emphasize that this letter is not to be interpreted as implying any warranty regarding
this sewage disposal system. Nelson Environmental and Wastewater Solutions, Ltd. has
undertaken this inspection using accepted practices for septic system evaluation to ensure its
accuracy. However, we cannot assume any liability to the owner or any lending agency making a
loan on the referenced property, about either the examination of the on-site wastewater system or
this report.
