Minimum horizontal distances between components of the system and physical features shall conform to the Pitkin County ISDS regulations. Pitkin County has guidelines that must be followed to assure the plants that are introduced are appropriate for the conditions of the area. If approval takes longer than 6 hours, a rate of $100 per hour will be charged. The maximum fee is $1000. The basic fee of $600 is due at the time of application. The remainder, if any, will be due in two stages: first, at the time of issuance of the ISDS permit; second, before final approval of the ISDS permit. The system was designed under our Job No. 15364W, with a final revision date of October 18, 2004. The system includes the installation of a 2000 -gallon, single -compartment, concrete septic tank followed by a 1000 -gallon, two-compartment, concrete septic tank with an effluent filter on the outlet, and eight gravelless chamber -trenches. Each trench has one row of 13 chambers for a total of 104 chambers and 1612 ftz of infiltrative area. An as -built drawing is included as Figure 1. The observed components of the OWS were installed in general conformance with our design. A licensed electrician must make final electrical connections. Box 2052 Carbondale, Colorado 81623 Subject: Revised OWS Design, Proposed Residence Tract 37, West Buttermilk, Burlingame Ranch Pitkin County, Colorado Job No. 15364W Mr. Bottger, As requested, we have prepared a revised onsite wastewater system (OWS) for the proposed residence. The revisions are based on changes to the residence from our latest revised design, dated December 30, 2002. All previous designs should be discarded to avoid confusion. The subsurface investigation was per- formed on October 29, 2002. SITE CONDITIONS The property is in a residential area of Pitkin County, where OWS are required. The proposed drain field area has an approximate 6 percent slope to the west and has a heavy cover of native grasses and sage. Water is provided to the site by an onsite well located greater than 202 feet from the proposed drain field area. PROPOSED CONSTRUCTION A three-bedroom residence with an attached two-bedroom caretaker unit is proposed at the location indicated on Figure 1. Total living area for the structure is 7000 ft2. The revised OWS design is based on 5 bedrooms and an average daily loading of 1300 Gallons Per Day (GPD) using Pitkin County Environmental Health Department (PCEHD) loading of 130 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 2275 GPD. This loading includes washing machines and garbage grinders. If additional bedrooms in unfinished areas are possible, it is suggested that the OWS be constructed to handle the additional loading. The installation of a properly engineered OWS to serve future build -out can be cost effective. SUBSURFACE CONDITIONS The subsurface investigation was performed by digging four percolation holes, 28 to 39 inches deep, and one profile hole at the locations indicated on Figure 1. Subsurface materials in the profile hole consisted of 1 foot of topsoil, underlain by clayey sand to the maximum depth explored of 8 feet. Percolation tests indicate percolation rates of 20 to 80 minutes per inch (MPI). The average percolation rate is 48 MPI. Percolation data is presented in Table 1. RECOMMENDATIONS The installation must include two septic tanks, an effluent filter, and a gravelless chamber -trench drain field at the locations presented on Figure 1. The OWS design is based on an average sewage load of 1300 GPD and a percolation rate of 48 MPI. The installation must include a 2000 -gallon, single - compartment, concrete septic tank followed by a 1000 -gallon, two-compartment, concrete septic tank with an effluent filter on the outlet and eight chamber -trenches. Each trench must have one row of 20 Infiltratorg Quick4TM chambers for a total of 160 chambers and 1587.2 ft2 of infiltrative area. The trenches may be modified to conform to topography and to preserve as much vegetation as possible using pivot points on the Quick4TM chambers. A concrete distribution box with a baffle,is required to distribute effluent to the field. Movement over the drain field trench during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of each trench must be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the drain field should be seeded after installation of the system. A native seed mix from the area available at seed stores should be used. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the field. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service and must assume the responsibility for maintenance of the OWS. The system is relatively maintenance free, but the owner must have the septic tanks pumped. In the absence of a monitoring program, the septic tank should be pumped and the effluent filter cleaned every two years. There are daily considerations, such as not putting plastic or other nonbiode- gradable material into the OWS. Water use must be monitored so toilets are not allowed to run when seals malfunction. To illustrate the point, a running toilet can consume in excess of 1000 GPD. A loading of 1000 GPD could flood and irreparably harm the OWS. The loading from the backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIlVITTATIONS An OWS design requires installation by a licensed contractor. Our investigation, layout, design and recom- mendations are based on data submitted. If conditions different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If the health department modifies this design, we should be contacted to evaluate the impact on the performance of the OWS. All construction is to be in accordance with PCEHD ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
