Any way the pits are in the back of the house, very close to juniper hill road. In fact, if you pass the driveway of the house and go about 250 feet further, look left, you will see two pits one for soils for the caretaker and one pit for the septic. Box 5038 Aspen, Colorado 81612 Subject: Subsurface Investigation and OWS Design, Proposed Residence Remodel 1960 Juniper Hill Road Lot 4, Block 8, Filing 1, Brush Creek Village Pitkin County, Colorado Job No. 14266 Mr. Cronenberg, As requested, we have performed a subsurface investigation and prepared an onsite wastewater system (OWS) design for the proposed residence remodel. The subsurface investigation was performed on October 2, 2003. SITE CONDITIONS The property is in a rural residential area of Pitkin County, where OWS are required. There is an existing OWS on the site that is to be abandoned. The proposed drain field area slopes approximately 15% to the northeast. The drain field area has moderate cover of native grasses and sagebrush. Water is supplied to the site by an existing well located to the southwest of the proposed drain field area. PROPOSED CONSTRUCTION A three-bedroom residence remodel with a living area less than 6000 square feet (SF) is proposed at the location presented on Figures 1 and 2. The OWS was sized based on 3 bedrooms and 600 gallons per day (GPD) using Pitkin County Environmental Health Department (PCEHD) loading of 100 gallons per day per person. The sewage loading with a peaking factor of 1.75 is 1050 GPD. This loading includes washing machines and garbage grinders. If additional bedrooms in unfinished areas are possible, it is suggested that the OWS be constructed to handle the additional loading. The installation of a properly engineered OWS to serve future build -out can be cost effective. SUBSURFACE CONDITIONS A subsurface investigation was performed by digging three percolation holes, 26 to 39 inches deep and one profile pit at the locations indicated on Figure 1. Ground water was not encountered. Percolation tests indicate percolation rates of 16 to 27 minutes per inch (MPI). The average percolation rate is 23 MPI. Percolation data is included as Table 1. RECOMMENDATIONS The design requires a septic tank with an effluent filter and a gravelless chamber -trench drain field at the locations presented on Figure 2. The OWS design is based on an avera eg ewage load of 600 GPD and a percolation rate of 23 MPI. The installation must include one 1500 -gallon, two-compartment, precast concrete septic tank with an effluent filter on the outlet. The drain field must have five rows of seven chambers each for a total of 35` chambers and 542.5 SF of infiltrative area. A flow splitter basin, or equivalent, is required to distribute effluent to the trenches. Vehicle movement over the drain field area during construction should be kept at a minimum to minimize compaction of the receiving soils. The bottom of the trenches should be scarified with a pick, shovel, or backhoe bucket teeth prior to the addition of chambers. The surface of the field should be seeded after installation of the fields. A native seed mix should be sown at the drain field to revegetate the surface. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the trenches. OPERATION AND MAINTENANCE The owner must realize an OWS is different from public sewer service. The owner must be aware of and assume responsibility for maintenance of the system. In the absence of a monitoring program, the septic tank should be pumped every two years. Effluent filter and screened vaults, as applicable, are to be cleaned during pumping. There are daily considerations such as not putting plastic or other nonbio- degradable materials into the septic system. Garbage disposal use should be minimized. The backwash of a water softener may be harmful to the OWS. A separate drywell should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a swimming pool or spas should not be introduced to the OWS. LIMITATIONS A contractor experienced in OWS installation should be hired for the construction. Our investigation, layout, design and recommendations are based on data submitted. If subsurface conditions different from those described in this report are encountered, we should be notified to evaluate the change on the proposed OWS. If the health department modifies this design, we should be contacted to evaluate the impact on the performance of the OWS. The county and our firm must be contacted upon completion of the OWS All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations.
