Changes must be approved by this Department and the engineer prior to construction. The current system is experiencing saturated conditions. A new system is being constructed and the existing system (ISDS permit 98066 sized for 5 bedrooms) will remain and be allowed to rest. In the future, this system may serve any existing or future structure as long as it has no more than 5 bedrooms and is functioning properly. A splitter valve will be installed to allow alternating of the systems. If this system is used in the future, a record of alternating MUST be kept on the property. The engineer will need to supply information on the pump to be installed in the 2000 gallon tank as it was not part of the design. The pump will dose to two subsurface drip fields. Each will be served by a separate distribution valves placed in plastic or concrete boxes, accessible to grade. The valves should be placed at a high point to either drain back to the tank or to the field. One field will consist of 6 sections and the other field 5 sections, each section covering 8' x 100'. !fill)0,�d arta Any dwelling or occupied building must be at least 20 feet from the absorption bed. The beds must be at least 110 feet from any well. The water line must be at least 25 feet from the absorption area or must be encased. This Permit must be kept on-site during installation. The engineer must do a final inspection of the installation and submit an "as -built" letter to this Department within 30 days of the final inspection, unless a longer period of time has been agreed upon, in writing. This Department must also be called for the final inspection with a minimum of 48 hours notice. Minimum horizontal distances between components of the system and physical features shall conform to the requirements of the Pitkin County OWTS Regulation. The installation included a 1500 -gallon, two-compartment, concrete septic tank, followed by a 500 gallon concrete septic tank with a 0.375 FAST unit, followed by a 2000 gallon, two-compartment septic tank with an Orenco pump vault. The drain field consisted of 11 sections of 'drip irrigation' drain field. Two sets of distribution valves, brought to grade with sprinkler valves were installed to distribute effluent to the drip irrigation drain fields. The 0.375 FAST treatment system, and the Orenco pump were wired and working at the time of our final site visit. The 'old' septic system, that previously served the residence, is being allowed to dry out for future use. A diverter valve has been installed to access each set of septic tanks, and each drain field. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWTS. LIMITS: The observation was based on information submitted and our site visit. If conditions are different from conditions described in this letter, ALL SERVICE septic, LLC should be notified. I do need to have these questions addressed and would like for you to incorporate the dates of your inspections and what was seen on those dates. I was at the site many times prior to the installation, but since some of the tanks were installed prior to permitting and it was a drip "bury as you go" system, I did not see the system as it was being installed or finally in operation. I suggested possibly leaving the manifolds and ends open so we can check for level and do a pressure test to assure the entire system can be pressurized when the pumps are in and working. Thoughts? My installer Greg Peters and his assitant Breck were clear on the valves. This was their second Bel Pat drip installation. Thanks for your correction on this one. 5. 1 was out at the site, and on the phone during the entire installation. Attached are some pics. All went well, they have a system which will last a long time. Yes, a 0.375 is a RetroFAST unit. The diverter valve was installed and is called a "bull valve" Greg has been keeping an eye on it, as we both want to see it function in raw sewage conditions. This system was tricky in itself, but to complicate matters more, it was installed during the winter months and the soil on the site is very poor. When effluent started surfacing in the area of the field recently, you discovered that 2 of the drip lines were not level and some were only 2" below grade. To resolve the issue, the lines are being properly leveled and more fill will be placed on the beds to achieve a minimum of 12" of cover. This area should be properly re -vegetated to alleviate potential erosion. Manny mentioned constructing a swale above the field area to divert runoff. Greg also mentioned a water line to the future ADU being an additional tap which will require a tap fee to the Brush Creek Metro District and he also mentioned that the future ADU may need to have a sprinkler system (which I know is currently being contemplated by our Building Department) and that had some cost implications. The property is located outsidin an area where OWTS are necessary. SITE CONDITIONS A single-family residence and a garage having a total of 6 -bedrooms presently exists and is utilizing a OWTS which is experiencing problems. The existing septic tanks and drain field may be utilized in the future although must be allowed to dry out. The proposed drain field area has been grubbed, and slopes are approximately 10 to 20 percent to the north. Water is provided by the local water district. SUBSURFACE The subsurface was investigated by HCE, and by our firm conducting percolation tests. Groundwater or bedrock was not encountered. Three percolation holes were dug, in the area of the proposed drain field, as indicated. Percolation rates ranged from 40 to 80 minutes per inch (MPI). Additional percolation tests were performed by HCE. A 120 MPI, and an application rate of 0.21 Gals/SF/day will be used to design the OWTS. DESIGN SPECIFICATIONS The OWS design is based on 6 bedrooms, an average sewage load of 900 GPD and an application rate of 0.21 gallons per square foot (SF) per day. The application rate is based on evapotranspiration and absorption. The installation must include a 1500 gallon existing septic tank, followed by a 500 gallon septic tank with a 0.375 RetroFAST, followed by a 2000 -gallon dose tank. Eleven 8 -foot by Subsurface Investigation and OWTS Design Project No. 1769 11/16/10 Page 2 100 -foot sections of drip irrigation field must be installed for a total area of 8800 SF. Distribution valves must be used to distribute effluent to the drain field. Construction must be according to the county ISDS regulations, the septic permit provided by Pitkin -County Health Department, and this design. A low-pressure drip irrigation system requires installation by a contractor who is experienced in its installation. If conditions different from those described in this report are encountered, we should be called to observe the conditions. The surface of the field must be seeded after installation of the system to minimize erosion and provide vegetation transpiration. A native seed mix should be used. The seed mixes should not require irrigation. Do not irrigate over drain field. Erosion control should be practiced prior to and during re -vegetation. No heavy equipment, machinery, or materials should be placed on backfilled drain field. Construction must be according to the Pitkin County Environmental Health and Natural Resources Department OWTS regulations, the OWTS Construction Permit provided by Pitkin County Environmental Health and Natural Resources Department, and this design. OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Erosion control should be practiced prior to and during re -vegetation. Geo - fabrics or plastics should not be used over the drain field. No heavy equipment, machinery, or materials should be placed on backfilled drain field. Livestock should not graze on the drain field. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For Example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a drain field. The homeowner should pump the septic tank every two years and clean the effluent filter as needed. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, air release valves and weep holes should be installed to allow pump lines to drain to minimize risk of freezing. Excavation equipment must not drive in excavation of drain field due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Precast concrete tanks and distribution boxes should be used, unless plastic or fiberglass is required. Access to all tank compartments and distribution devices is optimal. A 110 or 220 volt, 20 amp dedicated breaker is required for the blower. The FASTTM System must be installed by a qualified installer. The control panel should be mounted in `line of sight' of the system. Two site visits are typical for a FAST installation. The first visit is to install the FAST unit and the second visit is the `start-up' visit. An operation and maintenance contract is required for the FASTTM treatment systems.
