The engineer must do a final inspection of the installation and submit an as -built letter to this department. This department must also be called for an inspection with a minimum of 48 hours advanced notice. *Revegetation over the area of the field is very important for the functioning of the system. Pitkin County has guidelines that must be followed to assure the plants ;that are introduced are appropriate for the conditions of the area. The use of native plants is strongly encouraged. If approval takes longer than 6 hours, a rate of $100 per hour will be charged. The maximum fee is $1000. The basic fee of $600 is due at the time of application. The remainder, if any, will be due in two stages: first, at the time of issuance of the ISDS permit; second, before final approval of the ISDS permit. The installation included a single -compartment 1250 -gallon FraloTM septic tank, followed by the existing 1250 -gallon, 2 -compartment concrete septic tank with an effluent filter. Three `Quick -4' chamber trenches were installed to add to the existing drain field. Each of the new trenches has 11 chambers, for a total of 33 `Quick -4' chambers equaling 326 SF of new additional drain field area. The total drain field area is now 1577 SF. A distribution box was installed to distribute effluent to the new and existing drain fields, as indicated on as -built drawings. Two outlets in the distribution box will serve the existing drain field, and one outlet will serve the new drain field. The OWS was installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWS. LIMITS: The observation was based on information submitted and our site visit. If conditions are different from conditions described in this letter, ALL SERVICE septic, LLC should be notified. All additional OWS construction must be according to the county regulations. The installer should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. Attn: Ian Walker 600 East Hopkins Avenue Suite 203 Aspen, Colorado 81611 Project No. 1157 Subsurface Investigation and Revised Upgrade Onsite Wastewater System Design Existing Residence and Proposed Remodel 2392 Juniper Hill Road Pitkin County, Colorado Ian Walker, ALL SERVICE septic, LLC evaluated the site and prepared a revised upgrade onsite wastewater system (OWS) design for the subject residence. The property is located in Brush Creek, in an area where OWS are necessary. The revision is based on a change in a proposed driveway location. This letter is to be used in conjunction with plans provided. All previous OWS designs should be discarded to avoid confusion. SITE CONDITIONS There is an existing 4 -bedroom residence. A 1 -bedroom attached C.D.U., having 642 square feet (SF) is proposed. The present drain field appears in good condition, although must be upgraded to accommodate proposed construction. Most components of the existing OWS may be incorporated into proposed OWS if approved during excavation observations. SUBSURFACE Pitkin County Environmental Health Department (PCEHD) investigated the subsurface in October of 1987. A percolation rate of 20 MPI will be used to design the OWS. An 8 -foot test pit must be dug prior to construction to confirm soil conditions and groundwater prior to drain field construction. DESIGN SPECIFICATIONS The OWS design is based on a total of 5 -bedrooms and an average sewage load of 1000 GPD. The installation must include a 1250 -gallon, single -compartment, precast concrete septic tank, to be followed by the existing 1250 -gallon, two-compartment septic tank. An effluent filter must be placed on the outlet of the existing 1250 -gallon septic tank. Tank alternatives may be considered. Three gravelless chamber trenches must be installed as indicated on plans provided. Three rows of 11 `Quick 4' chambers, for a total of 33 chambers, and 326 SF of infiltrative area, is required. With the addition of the new trenches a combined effective infiltrative area of 1577 SF will be available. Construction must be according to the county ISDS regulations, the septic permit provided by Pitkin County Environrpental Health Department, and this design. There is some uncertainty as the exact location of existing trenches. During construction a full evaluation of the existing OWS will be necessary. GEOLOGY ALL SERVICE septic, LLC utilized available literature and reviewed the local soil conditions and geology at the subject site. The soils consist of residual sandy clay derived from the underlying Mancos Shale bedrock. Due to the sandy clay matrix of the soil, proper treatment of effluent will take place within 4 feet of soil and effluent interface. The soils will provide adequate treatment of effluent, hence a very low risk of onsite well contamination. Based on geological conditions and evaluation of risk of contamination of surface water and ground water, it is not necessary to add 8 feet additional distance for each 100 gallons of wastewater flow over 1000 gallons per day as specified in the table to prevent contamination. A 100 -foot separation between the absorption area and the onsite well, and a 50 -foot separation between the septic tanks and well, is appropriate to prevent contamination. OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Geo -fabrics or plastics should not be used over the drain field. Livestock should not graze on the drain field. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWS. For Example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a drain field. The homeowner should pump the septic tank every two years and clean the effluent filter as needed. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWS. No hazardous wastes should be directed into the OWS. Mechanical room drains should not discharge into the OWS. The OWS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, air release valves and weep holes should be installed to allow pump lines to drain to minimize risk of freezing. Excavation equipment must not drive in excavation of drain field due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Precast concrete tanks and distribution boxes should be used, unless plastic or fiberglass is required. Septic tank risers should extend to grade. Access to all tank compartments and distribution devices is optimal. The OWS observation should be performed before backfill, after placement of chambers and distribution pipes. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed; ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. We conducted the investigation to evaluate the subsurface conditions, at the site and provide foundation recommendations for the proposed constructi exploratio conditions our explo constructi criteria for based upc i. Our report was prepared from data developed during our field laboratory testing, engineering analysis and our experience with similar This report includes a description of the subsurface conditions found in )ry borings, our opinions and recommendations for design and of foundations, floor systems, and geotechnical and construction :tails influenced by the subsoils. Our recommendations were developed our understanding of the planned construction. If actual construction will differ adgnificantly from the descriptions in the report, we should be informed so that we caP check that our recommendations are appropriate. A summary of our conclusions is presented below. SUMMARY OF CONCLUSIONS 1. Subsurface conditions encountered in our exploratory borings consisted of about 1 foot of gravel surfacing and 2 to 5 feet of fill underlain by shale bedrock of the Mancos Formation. The fill in our borings consisted of shale pieces in a sandy clay matrix. Free ground water was not found in our exploratory borings during drilling operations. 2. Our exploratory drilling information indicates that variable subsurface conditions are present at anticipated foundation elevations for the additions. To enhance potential performance, we recommend constructing the additions on footing foundations that are supported by a minimum 3 -foot thickness of densely compacted, structural fill. A high degree of care will need to be taken to prevent wetting of the subsoils below and adjacent to the additions. Design and construction criteria for footings are presented in the report. 3. After the recommended sub -excavation process is accomplished, we expect that interior slab -on -grade floors supported on the densely compacted, structural fill will have low potential for differential movement and associated damage. Surface drainage should be designed to provide for rapid removal of surface water away from the building. SITE CONDITIONS Brush Creek Village is located northwest of the intersection of State Highway 82 and Brush Creek Road in Pitkin County, Colorado. The Hollander Residence is located at 2392 Juniper Hills Road in the west part of the development. Ground surface on the property generally slopes down to the northeast. The existing residence is a two-story, wood -frame building (see Figure 1). It does not appear that a basement or crawl space is below the building. Fill was placed to construct the driveway at the east side of the residence. Natural vegetation at the site consists predominantly of oak brush. Areas adjacent to the residence are landscaped with grass. PROPOSED CONSTRUCTION A ane -story addition with a footprint of about 16 feet by 40 feet will be constructed southeast of the existing building. The addition will be connected to the existing building by a carport. A one-story addition with a footprint of about 12 feet by 18 feet will be built adjacent to the east side of the existing building. Floors in the additions are planned as slabs -on -grade. We understand that no below -grade areas, such as basements or crawl spaces are planned. Maximum excavation depths will likely be less than 4 feet. Our understanding is that the additions will be wood - framed. Foundation wall loads are expected to vary between 1,000 and 3,000 pounds per lineal foot. Maximum interior column loads are anticipated to be about 30 kips. If construction will differ significantly from the description above, we should be informed so that we can provide geotechnical engineering input. WALKER CONSTUCTION 2 HOLLANDER RESIDENCE ADDITION PROJECT NO. GSO4730-120 S:1GSO4730.0001120U. Reports1GSO4730 120 R1.doc SUBSURF CE CONDITIONS Subsurface conditions below the planned building were investigated by drilling two exploratory borings (TH-1 and TH-2) at the approximate locations shown on Figure 1. Drilling operations were directed by our laboratory/field manager who logged the soils and bedrock encountered in the borings and obtained samples. Graphic logs of the soils and bedrock encountered in our exploratory borings are presented �n Figure 2. Subsurface conditions encountered in our exploratory borings consisted of about 1 foot of gravel surfacing and 2 to 5 feet of fill underlain by shale bedrock of the Mancos Formation. The fill in our borings consisted of shale pieces in a sandy clay matrix. Field penetration resistance tests and observations during drilling indicated the fill was stiff and the shale bedrock was very hard. Our experience with the Mancos shale in Brush Creek Village indicate that the shale generally possesses low potential f�rvolume change when wetted under foundation loads. Free ground water was not found in our exploratory borings during drilling operations. Borings were backfilled Immediately after exploratory drilling operations were completed. EARTHWORK Excavations We anticipate that excavations for the planned construction can be accomplished using conventional, heavy-duty excavation equipment. Excavation into the shale bedrock may require a pneumatic hammer attachment on a trackhoe. Sides of excavations will need to be sloped or braced to meet local, state and federal safety regulations. The fill will likely classify as a Type B soil based on OSHA standards governing excavations. The shale bedrock will classify as stable rock unless unfavorable bedding or a high degree of fracturing results in a lower classification. Temporary slopes greater than 5 feet in depth should be no steeper than 1:1 (horizontal to vertical) in Type B soils. Excavations in stable rock can be near vertical. WALKER CONSTUCTION 3 HOLLANDER RESIDENCE ADDITION PROJECT NO. GSO4730A20 SAGS04730.000112012. Reports1GSO4730 120 R1.doc Contractors should identify the soils encountered in the excavation and refer to OSHA standards to determine appropriate slopes. We do not expect excavations to construct the additions will encounter significant ground water. Some ground water seepage may be encountered during spring snowmelt. We expect dewatering (if needed) can be accomplished by sloping excavation floors to gravity discharges or to temporary sumps where water can be removed by pumping. Sub -Excavation Our exploratory drilling information indicates that variable subsurface conditions are present at anticipated foundation elevations for the planned additions. Differential movement and associated damage may occur if foundations and floor slabs are supported directly on exposed subsoils and bedrock. To enhance potential performance of the additions, we recommend removal (i.e. sub -excavation) of the soils and bedrock to a depth of at least 3 feet below foundation and floor slab elevations and replacement with densely compacted, structural fill could be used to enhance foundation and floor slab performance. The bottom of the sub -excavated areas should extend laterally at least 2 feet outside the addition footprints. The bottom of the sub -excavated areas should be scarified to a depth of at least 8 inches, moisture -conditioned and compacted. The excavated soils and broken-down bedrock free of organics, debris and rocks larger than 3 inches in diameter can be re -used as structural fill. Structural fill should be moisture treated to between 1i percent below and 3 percent above of optimum moisture content and compacted to at least 98 percent of standard Proctor (ASTM D 698) maximum dry density. Additional moisture required to increase the existing moisture content to the specified imoisture content should be uniformly mixed into the fill soil prior to compaction. Mixing of additional water into the structural fill and achieving WALKER CONSTUCTION 4 HOLLANDER RESIDENCE ADDITION PROJECT NO. GSO4730-120 S:\GS04730.000\120\2. Reports\GSO4730 120 R1.doc recommended fill density can be difficult in small areas. We can assist the contractor in developing an effective mixing approach. The actual thickness of fill lift that can be properly compacted will depend on the type of compaction equipment. We recommend use of a large, sheepsfoot compactor. In order for the procedure to perform properly, close control of fill placement to specifications is required. Our representative should observe placement and test compaction of the fill. Backfill Backfill adjacent to the foundations must be properly placed and compacted to reduce infiltration of surface water. The on-site soils, free of organic matter, debris and rocks larger than 4 inches in diameter can be used as fill and backfill. Fill and backfill should be placed in loose lifts of 10 inches thick or less, moisture -conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. Placement and compaction of fill and backfill should be observed and tested by a representative of our firm during construction. FOUNDATIONS We recommend constructing the additions to the Hollander Residence on footing foundations that are supported by a minimum 3 -foot thickness of densely compacted, structural fill. A high degree of care will need to be taken to prevent wetting of the subsoils below and adjacent to the building. The sub -excavation and structural fill placement process is outlined in the Sub -Excavation section. The sub - excavation process should be monitored by a representative of our firm. Our representative should observe placement and test compaction of structural fill. Design and construction criteria for footings are presented below. 1. Footings supported on densely compacted, structural fill should be designed for a maximum soil bearing pressure of 3,000 psf on the structural fill. Soils loosened during the forming process for the footings should be removed or re -compacted prior to placing concrete. WALKER CONSTUCTION 5 HOLLANDER RESIDENCE ADDITION PROJECT NO. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. 3. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. We recommend reinforcement sufficient to span an unsupported distance of at least 12 feet. Reinforcement should be designed by the structural engineer. 4. The soils under exterior footings should be protected from freezing. We recommend the bottom of footings be constructed at least 42 inches below exterior grades for frost protection. The Pitkin County building department should be consulted to verify the required depth. SLAB-ON+GRADE CONSTRUCTION Differential movement is likely if floor slabs in the additions are supported directly on the existing soils and bedrock. After the recommended sub -excavation process is accomplished, we expect that interior slab -on -grade floors supported on the densely compacted, structural fill will have low potential for differential movement. Recommendations for sub -excavation and structural fill placement are presented in the Sub -Excavation section. The most positive method to mitigate floor movement is the construction of a structural floor with an air space between the floor and the subgrade soils. The structural floor is supported by the foundation system. Structural floors typically require deeper excavation and increased lateral loads on foundation walls. Ventilation of crawl spaces must be provided. A structurally supported floor would involve significant construction costs, especially in garage areas. We recommend the following precautions for slab -on -grade construction at this site. These precautions will not prevent movement from occurring, they tend to reduce damage if slab movement occurs. WALKER CONSTUCTION 6 HOLLANDER RESIDENCE ADDITION PROJECT NO. GSO4730-120 S:\GSO4730.000\120,2. Reports\GSO4730 120 R1.doc 1. Slabs should be placed directly on the exposed subgrade soils. Provision of a sand or gravel layer beneath the slabs is not recommended because it increases the possibility of a single source of water wetting the entire area supporting the slabs. 2. Slabs should be separated from exterior walls and interior bearing members with a slip joint which allows free vertical movement of the slabs. 3. Use of slab bearing partitions should be minimized. Where such partitions are necessary, a slip joint allowing at least 1 inch of free vertical slab movement should be used. Doorways and stairwells should also be designed to allow vertical movement of slabs. To limit damage in the event of movement, sheetrock should not extend to the floor. 4. Underslab plumbing should be eliminated where feasible. Where such plumbing is unavoidable, it should be pressure tested for leaks during construction. Plumbing and utilities which pass through slabs should be isolated from the slabs. Gas and water lines leading to slab - supported appliances should be constructed with flexibility. Heating and air conditioning systems supported by slabs should be provided with flexible connections capable of at least 1 inch of vertical movement so that slab movement is not transmitted to the duct work. 5. Exterior patio and porch slabs should be isolated from the residence. These slabs should be well -reinforced to function as independent units. Movements of these slabs should not be transmitted to the residence foundations. 6. Frequent control joints should be provided in accordance with American Concrete Institute (ACI) recommendations to reduce problems associated with shrinkage and curling. We advocate use of an additional joint about 3 feet away from and parallel to foundation walls. BELOW -GRADE CONSTRUCTION We understand that no below -grade areas, such as basements or crawl spaces, are planned in the additions. If construction will include areas that are below exterior grades, we should be informed. GSO4730-120 SAGS04730.000%120\2. Reports\GSO4730 120 R1.doc SURFACE DRAINAGE Surface drainage is critical to the performance of foundations, floor slabs, and concrete flatwork. We recommend the following precautions be observed during construction and maintained at all times after the additions are completed: 1. The ground surface surrounding the exterior of the residence should be sloped to drain away from the residence in all directions. We recommend providing a slope of at least 6 inches in the first 5 feet around the residence. 2. The residence should be provided with gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks and downspout extensions should be provided at all discharge points. 3. Backfill around foundation walls should be moisture -conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. 4. Landscaping should be carefully designed to minimize irrigation. Plants used near foundation walls should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet of foundations. Sprinklers should not discharge within 5 feet of the foundation. Irrigation should be limited to the minimum amount sufficient to maintain vegetation; the application of additional water will increase the likelihood of slab and foundation movements. 5. Impervious plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to control weed growth and allow some evaporation to occur. LIMITATIONS Our exploratory borings were located to obtain a reasonably accurate picture of subsurface conditions. Variations in the subsurface conditions not indicated by our borings will occur.
