The in- stallation was in accordance with our design dated July 22, 1997 and the Pitkin County ISDS Permit 97042. The OWS is for a 5 bedroom residence. The only change is a pump was required to access the upper trenches to maintain the distance to the well due to the separation distance between trenches. The chamber trenches were installed as indicated on the attached Figure 1. A Hydro -Matic OSP 33 pump was installed in the lift sta- tion. The lift station was a 1000 gallon two compartment septic tank. The pump was installed in the second chamber of the new tank. The effluent line to the existing trenches were disconnected. In September of 2003, the Cathcarts pulled a building permit for an addition/remodel — remodel and expand the kitchen and add a storage/future office room. At the time, you determined that this work did not increase the bedroom/potential bedroom count so no septic permit required and no further review by EH. However, there is some history in our address file indicating problems between the Cathcarts and their neighbors, the Tenners, based on the Cathcart's septic being on the Tenner's property and being undersized for the bedroom count in their home plus the Caretaker unit. Do you show that the septic situation was resolved? It would have been happening in early 1997. Just wanting to be sure we're in good shape on this. Thanks. The discussions are with respect to our design of an onsite wastewater system (OWS) dated July 16, 1997. Ms. MacKenzie indicated the design exceeded the minimum requirements for the existing construction, but also asked what specific items addressed the slope greater than 30 percent. The designs size which exceeds the minimum is to mitigate the relatively steep slope. As a part of the design, we recommend "resting" portions of the trenches on a regular basis to allow drying of the trenches and the slope. To do this within Pitkin County regulations 100% of the field size must be available all of the time, therefore requiring oversizing of the absorption area. (NEWS), reviewed the soils data from the original onsite wastewater system (OWS) and prepared an upgrade design for the subject site. The purpose of our project was to design an upgrade OWS for the property. The results of the NEWS subsurface investigation are attached as APPENDIX A. SITE CONDITIONS - The lot is an approximate 2.8 acre lot as indicated on Fig. 1. The site is located in a rural mountain area where OWS are required. Water is provided by a public water district, although there are 2 wells at the property, Lot 4, to the south. The location of the existing septic tank and drain field trenches are presented on Fig. 1. EXISTING CONSTRUCTION - A 5 bedroom residence exists as indicated on Figs. 1 and 2. There have been additions to the residence resulting in 5 bedrooms. There is 2992 square feet in the structure. The sewage load for a 5 bedroom dwelling is 1000 gallons per day (GPD) based on 100 GPD per person and 2 person per bedroom. With the Pitkin County peaking factor of 1.75, the design loading is 1750 GPD. A garbage grinder and clothes washer are included in the design calcula- tions. The existing OWS was installed in 1992 based on 2 bedrooms and a percolation rate of 40 minutes per inch (MPI). A 1500 gallon two compartment septic tank and 39 chambers were installed as indicated on Fig. 1. The distances between the existing trenches and the wells to the south is 137 and 267 feet based on provided plans per Fig. 1. The upgrade trenches are proposed between the existing trenches and existing septic tank. The ground surface slopes moderately to steeply to the south at 30% to 360. Surface vegetation consists of a sparse to moderate cover of native grasses, scrub oak and sage brush. No ground water was observed in the test pit. The percolation tests results ranged from 18 to 32 MPI with an average percolation rate of 23 MPI. RECOMMENDATIONS - The results of our investigation indicates an OWS can be installed at the location presented on Fig. 2. The OWS design is based on an average sewage load of 1000 GPD and a percolation rate of 23 MPI. Based on Pitkin County regulations 160 feet is required between the field and wells. The existing setback between the trenches and the wells to the south is 100 feet, which was the requirement at the time of construction. The proposed distance between the proposed trenches and the new well is 210 and 332 feet as presented on Fig. 2. The existing 1500 gallon 2 compartment septic tank will have to be a ;y augmented. We recommend a minimum 500 gallon single compartment = r septic tank be installed just below the existing septic tank. Based on a 5 bedroom residence and a percolation rate of__i3 , an area of 1678 SF is required. A reduction of a lowed with the use of chambers, wh' ults area requirement of 1174 SF. Based on an area of 5.5 S r chamber, 76 chambers are required. We recom- mend trenches wi h a 6 foot separation between trenches, which would"'Cc'""' be,--ff uif ers in 5 trenches 15 chambers long. This design includes use of existing trenches. We recommend the trenches be connected for both parallel and serial distribution as indicated on Fig. 2. The chamber trenches should be connected in series out of the end chamber of the trenches, as well as having a distribution box with "levelors" to allow control of effluent distribution. The residence is occupied full time, so we do not recommend serial distribution be the only distribution method. Chambers must be installed so the outlet serial pipes are set on undisturbed ground so effluent will not flow along the trench excavation. We recommend the existing bed be connected to the system and used after the trenches are allowed to dry for a mini- mum of 1 year. With the 5 new trenches and 3 existing trenches, we believe 2 trenches of the system can be closed and allowed to rest annually by adjusting the levelors. If additional bedrooms are anticipated, we recommend installing a larger septic tank and field. The tank size should be increase by 500 gallon per anticipated bedroom for each bedrooms over 4 bedroom. Additional bedrooms will require an additional 235 SF of chamber trench, or 16 chambers per bedroom. OPERATION AND MAINTENANCE - The owner must realize an OWS is different from a public sewer system. The owner must be aware of and assume responsibility for maintenance of the system. We recommend the septic tank be pumped at least every 2 years. There are daily considerations such as not putting plastic or other nonbiodegradable materials into the OWS. Water use must be carefully monitored so toilets are not allowed to run when seals malfunction. To illustrate the point, it should be noted a running toilet will consume in excess of 1,000 GPD if allowed to run. As the system is designed for 1000 GPD, a 1000 gallon loading will flood and harm the system. LIMITATIONS - Our evaluation, layout, design and recommendations are based on data submitted. If subsurface conditions different from those described in this report are encountered, we should be called to ob- 3 serve the subsurface conditions. We conducted this study according to Article 5 of the Pitkin County Regulations on Individual Sewage Disposal Systems on Thursday, April 17, 1997. We have based our recommendations on the subsurface conditions encountered at that time. Please furnish this letter and a copy of the enclosed data sheet to the Aspen/Pitkin Environmental Health Department to obtain a permit to construct this individual sewage system. Ezistina Construction and Building Site: The existing main residence is a three-bedroom, four bathroom, two-story frame house with a small office off of the living room. The total living area of the house is calculated to be 2992 square feet. There is an additional one bedroom one bathroom attached caretaker unit of approximately 600 square feet The domestic water supply for the property is from the Homeowners' Association water system supplied by the Snowmass Water and Sanitation District. The water main and service line are already in place. The lot is approximately 2.8 acres in size and located in the Brush Creek Village Subdivision. Most of the property slopes to the Southeast at grades up to 40 %. However, the ground surface in the area of the proposed absorption field slopes to the Southeast at 30%. The slope in the area of the proposed septic system appears natural. The property is covered with oak brush, sagebrush and serviceberry. The excavation revealed that no groundwater or solid bedrock was encountered to that depth. The first few inches of the profile excavation revealed an thin layer of topsoil. At depths below the topsoil was a matrix of dark gray/tannish sandy silt and a few small, fractured shale. The slope of the terrain and the dip of the fractured shale evident in the driveway cut was such that the soil overburden appears to become deeper toward the draw to the Southeast and exceeded ten feet on the uphill side of the profile excavation. The soils within the profile excavation consisted of a few inches of topsoil, 23 inches of gray silty clay and a lighter tannish gray sandy clay loam with a few loose shale fragments below a depth of five feet in the profile excavation. Ptrcolation TtstinQ: The subsurface soil conditions were reevaluated with The standard percolation test procedures at the approximate location shown on Figure 1. The test holes were excavated to a depth anticipating the installation of level InfiltratorTm trenches with a three foot cut on the side that was most downhill and were dug to approximately the same elevation. The test holes were prepared by hand -digging a twelve -inch diameter hole to a depth of thirty six inches. Four inches of gravel were placed in each test hole after all loose soil had been removed and the test hole sidewalls roughened. The test hole preparation avoided smearing the soil surfaces. The percolation holes were pre-soaked by adding water to a depth of fourteen inches above the gravel layer the evening before the test measurements and at regular intervals throughout the day. Water was then added every hour or two for eight hours during the day before the percolation test measurements were done. When the test began, the test holes remained filled to a depth of six to eleven inches above the test hole bottom. The results of the percolation testing are presented in Table I. These results indicate the sandy clay loam soils had an average percolation rate of 23 minutes per inch. We conducted this study according to Article 5 of the Pitkin County Regulations on Individual Sewage Disposal Systems on Thursday, April 17, 1997. We have based our recommendations on the subsurface conditions encountered at that time. Please furnish this letter and a copy of the enclosed data sheet to the Aspen/Pitkin Environmental Health Department to obtain a permit to construct this individual sewage system. Existing Construction and Building Site: The existing main residence is a three-bedroom, four bathroom, two-story frame house with a small office off of the living room. The total living area of the house is calculated to be 2992 square feet. There is an additional one bedroom one bathroom attached caretaker unit of approximately 600 square feet The domestic water supply for the property is from the Homeowners' Association water system supplied by the Snowmass Water and Sanitation District. The water main and service line are already in place. The lot is approximately 2.8 acres in size and located in the Brush Creek Village Subdivision. Most of the property slopes to the Southeast at grades up to 40 %. However, the ground surface in the area of the proposed absorption field slopes to the Southeast at 30%. The slope in the area of the proposed septic system appears natural. The property is covered with oak brush, sagebrush and serviceberry.
