DATE: April 19, 1995 RE: White Star Ranch, Tract 2 Aft Enclosed please find a copy of the septic permit for the Hovdesven project. A 1250 gallon septic tank is required although you may want to consider installing a 1500 gallon tank to accommodate 5 bedrooms should the owner wish to add another bedroom at some point. Relocating and lining the irrigation ditches should be considered because seasonal moisture from the ditches could compromise the effectiveness of the leach field. Another option is the use of drainage swales to divert the water away from the leach field. The following are the required setback distances that will help you with your site planning: 10 feet between leach field and property lines 25 feet between the water supply line and the leach field (n3'feet from a lined irrigation ditch and leach field 50 feet from an unlined irrigation ditch or pond to the absorption field Should you have any additional questions, please feel free to contact me. }f2 { Sit j; 2 Minimum Effective Uquid fi of Bedrooms Tank Capadty (aal(onsj 1 orless 750 1000 d 1250 250 Each addilionat bedroom -- 'Minimum hw 1W of bedrooms is 1— (21. ;'Minimum area for seepage pit is ligated as elleclive udevraa area beneath the inleL 'Unsuitable (or seepage pits it percofation rate is over thirty (701 minutes per incl 'Unsuitabte (or ,eeoage oeds it pe—Action rate is wer one inch (1-11. thirty (101 nwwles. Box 1912 Aspen, Colorado 81612 Re: Hovdesven Septic System White Star Ranch, Track 2 Dear Stan: ENVIRONMENTAL HEALTH DEPARTMENT' After making a site visit to the above-mentioned property on 2-21-95, I wanted to confirm our agreement with reference to the individual sewage disposal system which will be required for the proposed building project. A percolation test (minimum of 3_ holes) will have to be performed and a profile hole dug in the proposed area of the absorption field in the spring after the ground has thawed sufficiently. It is my understanding that I will be informed when the perc test will be performed. Once the perc data is received, the system size and design criteria will be forwarded to you along with a permit number (unless an engineer -designed system is necessary). The septic system should be installed before construction of the, residence is started to insure that all setback requirements are maintained. I have released the building plans from this department. Should you have any additional questions, please feel free to contact me. O. Box 3810 Aspen, CO 8161 09! Subject: Soils Evaluation and Percolation Tests for an Individual Sewage System Design for the Hovdesven Residence on Tract 2, Second Amended White Star Ranches, numbered as 0195 Yellow Fox Drive Dear Bayard, As requested, Nelson Environmental and Wastewater Solutions, Ltd., performed a soils study and percolation tests to design a septic system for the proposed residence. We conducted this study in accordance with Section 4-5 of Pitkin County Regulations on Indtvldual Sewage Disposal Systems. We have based our recommendations on the subsurface conditions encountered. Please fumish this letter to the Aspen/Pitkin Environmental Health Department at your earliest convenience to obtain a permit to construct this individual sewage system. PE222 d Construction: The residence is to a four bedroom, four and 1/2 bathroom frame house with one and two levels and awalk-out s em`en . to be approximately 4700 square feet. The property is approximately 5 acres in size. The drinking water is to be provided from the subdivision water system. A road and access drive are constructed to the North property line. The building site Is on a lot located behind the WU Ranch in Woody Creek. The upper part of the lot is covered with scrub oak brush and grass. The lower part of the lot is irrigated hay field. There are severa ' anon dltd;ies in the area_ The ground surface of the site appears natural throughout the proposed area of building and within the site of the absorption field. The ground slopes to the West at a 10% to 15% grade in this area. However, the slope of the property rises more steeply above the building site and East of the irrigation ditches. The irrigation ditches cross the lot from South to North about 100 feet from the proposed septic system location. 'Some of these irrigation ditches are proposed to be rerouted or lined. There is also one small irrigation ditch approximately 30 feet below the percolation test hole location. 3ubsurfa " Conc ons: A soil profile pit, dug just above the proposed onsite wastewater disposal system absorption area, was excavated to a depth of approximately nine feet. The profile excavation was done P.O. Box 6961 Srrowmass Wage, CO. 81615 Office (303) 923.3289 Home (303) 923.2766 04/12/1995 08:08 3039232766 BOB NELSON, NEWS,LTD Hovdesven Residence Soils Evaluation and Percolation Test for Individual Sewage System Design Tract 2, White Star Ranches, Yellow Fox Drive March 29, 1995 Page 2 PAGE 03 about seventy feet below the house site. No groundwater was encountered and bedrock was not present within nine feet of the surface of the ground. There was some gravel intermixed with the soil matrix from a depth of seven to nine feet. The soil was moist from the Spring melting. The top two feet of the profile excavation was black topsoil with a characteristic silty sandy clay texture. Below the topsoil was a reddish brown sandy Gay with some scattered pockets of sand gravel. The last foot of the profile excavation had a larger percentage of sand and gravel than the soils above. The sandy Gay exhibited smearing and compaction from the pressure of earthmoving equipment but did not appear to be expansive. The subsurface soil conditions were evaluated with the standard percolation test procedure at the approximate location shown on Figure 1. The test holes were excavated by hand in the bottom of shallow backhoe pits dug the morning of the percolation test and the day after the snow had been cleared from this site_ There was no evidence of frost in the ground in the area where the percolation tests were located The subsoil in which the percolation testing was conducted omsisted of sandy day. The sandy clay was well consolidated and showed little tendency to i well. PorcokOw Te"ing: Percolation testing was performed in the proposed absorption trench area West of the building site. Shallow holes were hand dug in the bottom of backhoe pit excavations, prepared earlier to a depth of approximately two and one-half feet. We pre-soaked the percolation test holes by adding water beginning approximately five hours before starting the percolation test measurements and by refilling each test hole every hour thereafter. Some water remained in the percolation test holes after each of the initial presoaking periods. The results of the percolation testing are presented in able 1. Theae-i*Wks indicate the sandy day subsoil has an average percolation rate 3 minutes per mat a depth of approximately thnse and one-half feet. This soil is considered accs pabTe for; conventional infiltration trench design for the on-site sewage system. UmMdlons: This, report has been prepared in accordance with generally accepted practices in this area for use for sewage disposal design purposes. The conclusions and recommendations submitted in this report are based upon data obtained from our site visits at the location indicated. There is some possibility that the nature and extent of variations in the subsurface soils across the site may not have been evident at the time of this investigation, and may need additional evaluation, if further excavation reveals conditions different from those described. This office should be advised of any unusual situations as soon as possible so we may reevaluate our recommendations. r■I 04/12/1995 08:08 3039232766 BOB NELSON, NEWS,LTD PAGE 04 Hovdesven Residence Soils Evaluation and Percolation Test for Individual Sewage System Design Tract 2, White Star Ranches, Yellow Fox Drive March 29, 1995 Page 3 If you have questions or if we may be of further assistance, please call the office.
