IC111U /1YGIIUG, vaul —� Glenwood Springs, Colorado 81601 (303) 945-1004 In lieu of a drawing, I am submitting this letter for the purpose of des- cribing the type of system to be installed by Aspen Earthmoving at the Beadleson residence. Let me first review some of the design constraints that we worked with in designing this system. As you are aware, the main house has plans for fut- ure expansion to have five bedrooms; the studio has no bedrooms, but one restroom. Therefore, we have designed the system for six bedrooms. With the six bedrooms, the average flow is 900 apd. With this flow and with the number of bedrooms, 1,750 gallons of septic tank capacity is required. This will permit detention of incoming sewage for a minimum of 30 hours. Because of the large flow entering the absorption field, we have decided to take a reduction in size on the absorption field due to dosing. Therefore, the dosing tank required would be 1,125 gallons. As submitted earlier, the average perc rate on the site was 55 minutes per inch. This equates to a loading rate on the field of 0.3 gallons per square foot per day. This type of loading rate would require an absorption field area equivalent to 4,691.25 square feet. As is obvious from the above dis- cussion, we are planning to have the absorption field, septic tank and dos- ing tank serve both the main house and studio. We are intending to use a fluid dynamics automatic dosing siphon and the dosing tank for the dosing of the field. The bed cross section of the absorption field will be 24" mini- mum excavation into the natural soils with 12" of washed gravel topped by the distribution piping and 10" of straw or filter fabric. Finally, a maxi- mum of 12" of topsoil will complete the bed cross section. Another concern in the design of this system was the length of run from the studio to the septic tank. This line is approximately 400 feet long; thus, requiring the installation of three cleanouts throughout the length of the pipe. The line from the studio to the septic tank will be 4" PVC; the line from the main house to the septic tank will be 4" PVC, as well. Distribu- bution piping in the absorption field will be 4" PVC perc pipe. I hope this information will suffice in explaining the design which we have explained to the owner. From: William Beadleston Re: Application for Caretaker unit under Sec. 3-8.13, Ordinance No. 91-11 I would like to take this opportunity to kindly request approval for a detached Caretaker unit as provided for by section3-8.13, Ordinance No. 91-11 of the Pitkin County Land Use Code. Below are a list of particular concerns which discussed in the initial application meeting. 1. Site Improvements: The unit consists of a 330 Sq. Ft. addition on the east -facing side of the garage/work shop building. The unit is comprised of a seperate bathroom, a combination living -kitchen area, and a raised sleeping area. The total Square footage of the dwelling is 662 ft. In addition, the unit is adjacent to a five car parking area which provides for the unit. The unit has its own separate access. 2. Visual Impact: The addition's roof line ties in below the existing garage roof_line thereby making the addition's visual impact virtually non-existent. Intentional design and subsequent landscaping has resulted in a structure which looks very original to the over-all structure. 3. Intended Use: The unit will be occupied by our full- time employee -caretaker, Kim Carpenter. Mr. Carpenter manages our area and takes care of our animals. 4. Deed Restriction: As outlined in Ordinance No. 91-11 section 3, the unit shall be deed restricted under guidelines setforth by the Housing Authority. 5. Resulting Density: The resulting density of this unit meets the minimum lot -per -dwelling unit requirements of Sec. 3-2. Our property is s 29.9 acre parcel zoned RS -20, which is ajoined by 280 acres of common agricult- ural land. 6. Water,sewer systems, and all mechanical needs are provided by direct access to the main mechanical room which is directly adjacent to the addition. A 4" sewer line was installed the original structure was built. This line ties diretly into the main septic system. D. # 2643-222-01-003 The Aspen/Pitkin Environmental Health Department has reviewed the above-mentioned land use submittal under authority of the Pitkin County Code. Title II, and has the following comments. SEWAGE TREATMENT AND COLLECTION: Sections 2-7 and 5-200: The original plans for the residence included an on-site wastewater disposal system with a constructed capacity of 600 gallons per day, considered suitable under Pitkin County regulations for a "conventional" four-bedroom home and up to eight occupants. The approved sewage disposal permit application and the submitted building plans currently show only four bedrooms in the main house. Therefore, it is our opinion that the existing system will be adequate to handle the increase in flow from a studio/ caretaker apartment without any further changes or modifications. A copy of our complE�ted sewage disposal permit record is attached. ADEQUATE PROVISIONS FOR WATER NEEDS: Sections 2-6 and 5-205: The parcel, Lot 3 White Star Ranch, is served by the subdivision water system. We have certified this system as meeting the subdivision review requirements for quantity and quality listed in our memos pertaining to general submission and final plat for the approved :subdivision. The existing system meets the requirements of the drinking water supply sections of the Land Use Code. There should be no problems with the drinking water supply for the caretaker unit or for the larger house being built. There are two water storage tanks with a total volume of 13,000 gallons for the water system and six-inch water distribution mains in the roads. The engineers' water supply analysis indicates that there is adequate water from the spring source. This system was designed with a buildout capacity of approximately 4200 gallons per day, limited by storage volume. AIR QUALITY: Sections 2-17 and 5-106: It is our interpretation that the attached caretaker unit is allowed a wood -burning fireplace and may be permitted an additional certified wood stove or gas -log fireplace.
