The property is located outside of Aspen Colorado, in an area where OWS are necessary. The revision is based on a change the number of bedrooms and new regulations adopted by Pitkin County. SITE CONDITIONS The lot is presently vacant. Small `lined' ponds and creeks exist at the subject site, as indicated on Figure 1. A 6 -bedroom residence having greater than 6000SF is proposed. The proposed drain field area is relatively flat, and vegetation consists of a moderate cover of grasses. Water will be provided by the local water district. SUBSURFACE The subsurface was investigated by digging one profile pit and three percolation holes. The materials in the profile hole consisted of 6 -inches of gravelly fill, underlain to 1 -foot by a clayey root zone, underlain to 4 feet with stiff clay, underlain to 8 feet, the maximum depth explored, by a sandy clay. Groundwater or bedrock was not encountered. A percolation rate of 27 MPI will be used to design the OWS. DESIGN SPECIFICATIONS The OWS design is based on 6 -bedrooms and an average sewage load of 1200 GPD. The installation must include one 2000 -gallon, two-compartment precast concrete septic tank (recirculation tank) with a P-50 recirculation pump vault, followed by one 1000 -gallon, two-compartment precast concrete septic tank (dosing tank) with a with a P-50 pump vault. Two AX -20 AdvantexTM secondary treatment units must be installed. Tank alternatives may be considered. Three gravelless chamber beds, using `Quick -4' InfiltratorTM chambers, must be installed as indicated. The beds must be installed between 4 and 5 feet in depth, and must be placed in the sandy clay soils, as indicated in the soils profile table. Each bed must have 6 rows of 8 chambers, for a total r � ..� Iwo Onsite Wastewater Systems Page 2 of 144 chambers, equaling 1325 square feet (SF) of chamber infiltrative area. An automatic distributing valve must be installed to distribute effluent to the drain fields. A perforated PVC lateral must be suspended within chambers. The laterals (1.25" PVC) must have 1/4 -inch orifices on 4 -foot centers with holes facing upward. One hole per lateral must face down to drain lateral. A scour plate must be placed beneath downward facing hole. An automatic distributing valve must distribute effluent throughout the beds. Two AX -20 AdvantexTM Units are proposed with the subject OWS. See plans. ADVANTEX OPERATION AND INSTALLATION A qualified installer should install The AdvantexTM Units. A two-year operation and maintenance contract should be provided by the installer. Additional construction notes are provided on construction figures attached. 1. The control panel should be mounted in `line -of -site' to tank and AdvantexTM unit. 2. A dedicated 15A service for control breaker (in OSI panel) is required. 3. A dedicated 20A service for P30 and P50 pumps is required (1/2 hp or less). 4. If wires from breaker to panel and/or pumps exceed 75 feet we should be contacted to consider 230 -volt recommendations. 5. Conduit should be used for electrical lines. 6. Electrician must provide phone line, if applicable, and terminate in control panel. OPERATION INFORMATION AND MAINTENANCE The surface of the drain field should be seeded upon completion. Vegetation is an important factor in drain field performance. Erosion control should be practiced prior to and during re -vegetation. Geo - fabrics or plastics should not be used over the drain field. No heavy equipment, machinery, or materials should be placed on backfilled drain field. Livestock should not graze on the drain field. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWS. For Example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a drain field. The automatic distributing valve must be accessible. The homeowner should pump the septic tank every two years and clean the effluent filter as needed. Garbage disposal use should be minimized, and non -biodegradable materials should not be placed into the OWS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWS. No hazardous wastes should be directed into the OWS. Mechanical room drains should not discharge into the OWS. The OWS is engineered for domestic waste only. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC, and the county must view the OWS during construction. The OWS observation should be performed before backfill, after placement of chambers and distribution pipes. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. In the original BOCC approval dated June 13, 2006, 5000 square feet per unit was approved. This represents 1.66 EQR of service from the Metro District for in-house domestic uses. The additional request for 2500 square feet more would represent 0.833 EQR for a total of 2.5 EQR_ The original service plan for the WIJ Metro District also provided for 2500 square feet of irrigation per lot. This restriction will remain in place. Raw water irrigation for these lots shall be provided by each lot owner from the raw water irrigation system and rights from the Salvation Ditch. The Applicant is also requesting approval of a Minor Plat/PUD Amendment to expand the building envelope to accommodate the driveway and septic system. 2) The lot is described as Lot 2, Filing 5, W/J Ranch Subdivision/PUD. 3) The lot contains 2.3 acres and is within the RS-20/PUD zone district. 4) The BOCC approved the W/J Ranch Subdivision/PUD pursuant to Resolution Nos. 053-2004 and 156-2004. Submit a drainage and erosion control plan for review and approval by the Planning Engineer. F. Submit a construction management plan for review and approval by the Planning Engineer showing the locations of staging, material storage and employee and construction traffic parking. G. Pay the applicable road and employee housing impact fees. H. Demonstrate compliance with the W/J Design Guidelines. 6. Landscaping shall be substantially consistent with the landscaping shown.on the Final Plat. Areas disturbed by construction shall be re -vegetated within one growing season of the project's completion. Landscaping shall be completed prior to issuance of the Certificate of Occupancy for the residence. 7. No structural development in excess of 30", with the exception of fencing, shall occur within the setbacks of the parcel. Landscaping in the form of berms shall not exceed four feet from the most restrictive grade. Any development located within setbacks mandated by County zoning regulations that is not allowed by the Code shall require a variance from the Board of Adjustment. Approval of an activity envelope within such setbacks does not assure approval of a variance. 8. The Applicant shall submit an earthmoving permit for the improvement of existing or the addition of new ponds, for review and approval by the Planning Engineer. Verification of adequate water rights shall be provided. If any of the ponds are to be stocked with fish, the Applicant shall obtain a private lake license and stocking permit from the DOW. Ponds can only be stocked with certified whirling disease free fish. 9. Prior to commencement of any earthmoving or other construction activity, the Applicant shall stake the corners of the building envelope and install construction fencing around the construction site within the perimeter of the building envelope. The fencing shall remain in place until issuance of a Certificate of Occupancy. 10. No calculations for height, bulk, setback, size, floor area, or any other building and zoning requirements have been conducted. These requirements will be considered at the time of building permit.
